Neighborhood of the Week: Historic Old Northeast 🌿🏠

If you’re looking for that perfect blend of historic charm and modern Florida living, look no further than the Old Northeast in St. Pete.

Why locals love it:

✨ The Streets: There’s nothing like a walk down the iconic brick-lined streets under a canopy of oaks.

☕ The Coffee: Grabbing a brew at Black Crow Coffee is a morning ritual you won't want to skip.

🌊 The Waterfront: You’re just steps away from North Straub Park and the shimmering Tampa Bay.

🎨 The Vibe: From the annual "Art in the Garden" tours to the proximity to Beach Drive's dining, it’s a culture-lover’s paradise.

Whether you’re in a 1920s bungalow or a modern luxury condo, this neighborhood has a soul that's hard to find anywhere else.

Area Code Pride: 727 vs. 813 vs. 941! 🍔🏆

The ultimate flavor battle is coming to St. Pete this weekend, and it’s time to settle the score once and for all. Which area code is REALLY winning the food game?

The 2nd Annual Food Truck Wars are happening May 2nd & 3rd, and it’s not just about the food, it’s about neighborhood pride. 🌯🔥

📍 Where: Win! Derby, St. Petersburg (10490 Gandy Blvd N)
⏰ When: Saturday & Sunday, 11 AM – 8 PM
🎟️ Entry: $5 (and the people, that’s YOU, decide the $1,000 winner!)

I spend so much of my time in the 727, but 813 and 941 have great options too. Honestly, I’m torn! All 3 have incredible hidden gems that make our Florida lifestyle so special.

So, I’m putting it to you: If you had to pick a winner for the best local eats, are you Team 727, Team 813, or Team 941? 👇

Let me know in the comments! If you’re heading out there this weekend, say hi if you see me! 🌴✨

Market Myth Monday: "I'm waiting for mortgage rates to drop before I buy." 📉🤔

It sounds like a smart move, right? But in the current Florida market, this "wait and see" strategy can actually be a trap.

Here’s why:

1️⃣ The "Floodgate" Effect: When rates drop, everyone waiting on the sidelines jumps back in. That means more competition, bidding wars, and potentially paying way over asking.

2️⃣ Rising Home Prices: If you wait 6 months for a slightly lower rate, but the home price increases by $15k or $20k in that time, you haven't actually saved any money on your monthly payment.

3️⃣ Marry the House, Date the Rate: You can refinance your mortgage later if rates drop significantly, but you can’t go back and change the purchase price of your home.

The best time to buy is when you find the right home and the monthly payment fits your current budget. 🏠✨

Curious about how the math looks for your specific situation? DM me "RATES" and let’s run the numbers together: no pressure, just the facts.

Waterside Place is where the magic happens. ✨

If you’ve spent any time at the Waterside Town Center, you know it’s the social heartbeat of Lakewood Ranch.

From the stunning lake views to the incredible walkability, it’s about more than just homes: it’s about the lifestyle.

And let’s be honest… the best part of the week is finally here.

It’s Ranch Nite Wednesday! 🌮🍻

There is nothing like grabbing a drink, listening to live music, and watching the sunset over the water with neighbors and friends.

Who is heading to Ranch Nite tonight?

I want to know: which food truck is your absolute favorite and what are you ordering? 🚚👇

One of the best things about living in this corner of LWR is being able to leave the car at home.

If you’ve been dreaming of a lifestyle where your morning coffee and your evening social hour are just a short stroll away…

Send me a DM with the code ‘LWR’ and I’ll send you a curated list of homes currently available within walking distance to Waterside Place.

See you at the ranch!
