Its been a tough market for both buyers and sellers. Good news is with dropping interesting rates, there are more homes on the market (still below normal inventory) and there are more buyers coming out to take a look. Having said this, if you are a buyer you must be ready to pull the trigger if you find the home that works for you, this means you absolutely must have a letter of preapproval from your lender! Why wait, its something you will have to do anyway. Be prepared and know what you will be comfortable spending.

There are reasons you listed your house to begin with and no doubt you are very disappointed if it didn't sell. Now is the time for an honest assessment as to why. The top three reasons are listed below, let me add one more. Requiring the listing agent to be present at all showings!! What on Earth??? Sends a wrong message and may limit the opportunities for buyers to view at their convenience.

Statistics don't lie. If you are waiting for interest rates and home appreciation to return to the Unicorn years (those crazy mad pandemic years) don't hold your breath!! Having said that, there still are
plenty of interested buyers looking for good homes that are priced right. If your are looking to buy the same applies don't think interest rates are going back to 3% and below, but they are dropping and inventory is showing a slight increase. It doesn't take a Rocket Scientist to recognize an overpriced home. If your are serious about selling your home the worst thing you can do is waste those initial few days advertising your home with an overpriced sales tag!! Hopefully it will be priced perfectly, but if anything slightly underpriced is way better than overpriced. What you need is a good agent who will do the CMA and have a discussion with you to price correctly.
There are a lot of emotions in selling your home, all the more reason to have an unbiased professional to help guide you to success!!!
