Between the pandemic and the red hot housing market, I see some buyers waiving the home inspection in an attempt to jump ahead of the competition. ⁣

Which begs the question: Is this ever a smart idea? No, nope, uh-uh, never, don’t even think about it, K? ⁣

Here’s why:⁣

You may think the home is in perfect shape, but some of the costliest problems are difficult to spot: leaks, termite damage, foundation issues, poor ventilation, faulty wiring, and drippy appliances. ⁣

A home inspection gives you the chance (before you sign on the dotted line) to have a professional inspector see if there are any problems that need to be addressed, replaced, or fixed.⁣

When it’s over, you’ll have an accurate assessment of what you’re walking into when you buy so you can avoid shelling out money say, for a new roof cause you didn’t know it was leaky.⁣

Ready to become a homeowner but feel overwhelmed with where to start? Not any more! May is the month you move towards your home-owning dreams! ⁣

Here are 5 baby steps you can knock out now to get prepared.⁣
(What’s even better? You can do all these right on your smartphone!)⁣

• Calculate what you can afford. Most experts recommend using 25% of your income on housing.⁣
• Pull a credit report, check it for errors, and identify small debts you can pay off quickly. You’ll want it to be accurate since lenders use it to determine mortgage suitability.⁣
• Create a wants vs. needs list (family input recommended!).⁣
• Narrow down your geographic search radius.⁣
• Take a look at your savings, monthly budget buffer, and down payment options.⁣

Got a little one growing faster than you can keep up? Hang in there, friend.⁣
Or maybe...both? Deep breaths. Breathe in...breathe out.⁣

If you’ve got pint-sized things on the brain and need some simple tips for decorating a kid’s room, this post is for you!⁣

1. Steer clear of themes: Pirates, princesses, race cars, and horses—while cute for a season, your child’s likes (and dislikes) are always changing. It’s best to avoid themes and instead, fold favorites like pirates and princesses in with prints, pillows, and other accessories that can be easily changed.⁣
2. Keep organization top-of-mind: There will be days when you just need somewhere to shove all the mess and toys. Trust me! Forget open shelves. Baskets with lids and pieces of furniture with doors and drawers are the way to go.⁣
3. Add elements that allow your child to express himself: Consider a chalkboard-painted wall, an oversized glass dry erase board, a magnet wall, or a corkboard for hanging “masterpieces.”⁣
4. Keep furniture functional: Choose items that will endure over time (no doubt, they’ll get lots of love) and be careful not to overcrowd the room.⁣

Just remember, less is more. You can always add or change, but start small, be thoughtful, and pretty soon you’ll have a cozy space you and your child will adore!⁣

Who’s up for airing some dirty laundry—real estate edition? ⁣

Today, I’m unraveling three home-selling myths I hear all the time. By the end of this post, you’ll laugh in the face of such outlandish tales!⁣

Myth #1: Selling by owner saves me money. ⁣

It can seem that way at first, but did you know 90% of for sale by owner attempts fail? It’s true. If you want maximum profit in minimum time, working with an agent is the way to go. On average, partnering with an agent will get you 25% more on your sale—completely covering any agent commissions.⁣

Myth #2: I know how to price my home.⁣

When selling emotions run high, especially if you’ve lived in your home for years. Sometimes I have sellers who love their home so deeply, they can’t see clearly where to price it. Other times, sellers are looking to recoup 100% of their upgrade or renovation costs. ⁣

Truth is, pricing a home is more than emotions or renovation costs. It’s comps, location, size, age, condition, updates, and other economic indicators. While a good agent will always listen to your ideas, he or she will use tried-and-true methods to price your home accurately.⁣

Myth #3: Pricing high will give me room to negotiate.⁣

“Let’s price it a little higher so I’ll have more room to negotiate,” says a well-intentioned but sorely mistaken home seller. Sigh. ⁣

This happens a good bit, but listen up, friend! Overpricing is the #1 way to sabotage your home sale. Pricing a home higher will lead to a higher sale price is just flat out WRONG! The first few days of listing typically bring the highest offers—overprice it and buyers won’t be interested. They’re working with agents who know what your home is worth. ⁣

You see them everywhere—throw blankets tossed effortlessly on a couch or chair that look picture perfect. When you try? Sheesh..it looks like a mish-mashed pile your adorable two-year-old arranged. ⁣

Ready to “throw” a throw blanket like a high-browed designer?⁣

First things first: Draping a blanket folded longways on the back of the couch is never a good idea. Just don’t. (Some even call it the hotdog fold. Um. No.) If you’re not a fan of the casually thrown look, fold the blanket on the seat or arm of your couch, waiter-style—not on the back of the couch.⁣

The secret to the perfectly draped blanket is using a thin, somewhat small-ish blanket. Translation: This ain’t gonna work with your coziest, largest blanket. ⁣

Take your thin, super-cute throw and spread it up the back of the couch. Now, drape it down into the seat of the couch. Play around with any areas that look bulky. If there is a part that still looks blah, hide it under a pillow. (This is also a great trick for covering up any sagging sofa cushions.)⁣

One last word of encouragement: Practice. Practice. Practice. It’ll be tough and you’ll want to give up, but hang in there and pretty soon you’ll be throwing throws like the pros!⁣

When discussing the value of a home, you'll hear the terms market value and appraised value – so, what's the difference?⁣

Market value is the price a buyer is willing to pay for a property, and the appraised value is the professional opinion of an appraiser.⁣

Once your home is under contract, an appraisal will most likely need to be done. Mortgage companies require an appraisal because they need to verify that the home is worth the purchase price.⁣

Owning a home has its perks: predictable payments, tax deductions, growing equity, long-term investing…BUT there are other satisfying things you can do when you own a home that you can never do when renting. ⁣

Things like:⁣
• Go paint crazy!⁣
• Let your green thumb grow wild.⁣
• Renovate, renovate, renovate!⁣
• Add furry friends to your fam without fussy fees.⁣

Whether you have an expansive wrap-around or a simple front stoop, your front porch welcomes guests (and the UPS guy), frames your entry, and sets the overall vibe of your home. Use these tips to give your front porch a refresh this spring.⁣

1. If your porch is small, consider a brightly-painted door, new house numbers, a modern door knocker, and a seasonal wreath.⁣
2. For larger areas create a comfortable sitting area. Choose loveseats and chairs in outdoor fabrics that won't fade in the sun and will make your porch feel like an extension of the house.⁣
3. Fill a planter (or two) with flowers and place them on the steps leading up to the porch.⁣
4. Soften up any outdoor seating with throw pillows. Find seasonal ones that don’t cost an arm and a leg. Then, if you need to toss them after a few months it won’t be a big loss.⁣
5. Swap out small, subdued porch lights for ones that make a statement all the way from the street.⁣

And...don’t forget to keep your porch clean! It’s amazing what a little elbow grease can do for any space.⁣
