Pending sales (316) increased
38.0 from the 229 offers accepted
in October 2020, and decreased
0.6 from the 318 offers accepted in
September 2021.
Closed sales (292) increased 9.8
from the 266 closings in October
2020, and decreased 5.2 from the
308 closings in September 2021.
Inventory increased to 1.2 months
in October. Total market time
decreased to 24 days.

Comparing the first ten months
of 2021 to the same period in 2020,
new listings (3,397) increased 18.2,
pending sales (2,868) increased 9.3,
and closed sales (2,581) increased
9.4.
Average and Median Sale Prices
Comparing 2021 to 2020 through
October, the average sale price has
increased 19.4 from $369,100 to
$440,700. In the same comparison,
the median sale price has increased
16.0 from $344,900 to $400,000.

'Inventory in Months is calculated by dividing
the Active Residential Listings at the end
of the month in question by the number of
closed sales for that month. This includes
proposed and under construction homes.
The Area Report on page 2 shows data
for the city of Woodburn separate from
data for the rest of Area 170. Woodburn
data is still also included in Polk & Marion
totals.
