Short story time:

We have been under contract to buy another flip for about a month and a half. There was a lien on the title that the seller had to figure out. With that or there we had to end up pushing closing back several times. They eventually were able to clear the title and we were good to go. Literally the day before signing we did a final walk-through and come to find out the master bathroom toilet has been leaking for some time as the property was vacant and not regularly checked on. Needless to say there was a significant damage.. We ended up terminating that day.

Moral of the story: ALWAYS do a final walk-through. Even if you don't think it's necessary.
