No. 1 • FINANCIAL SECURITY:
You have enough passive income to pay your mortgage, groceries, and maybe a car payment. If something happens, you don't lose your home and you can still eat. But you're probably not able to travel that much.

No. 2 • FINANCIAL INDEPENDENCE:
You've replaced your active income with passive income. The reason this isn't financial freedom yet is that active income also includes paid time off, opportunities, and more. It's not enough to just replace your income.

No. 3 • FINANCIAL FREEDOM:
You're paying all your bills, you don't need a W2, and you have unlimited potential. Financial freedom is about purpose. You're not bored, you're engaged with life. Everything is driven by who you are, what you're doing, and how you're giving back.

A lot of people confuse financial security and independence with financial freedom, but that's just not the case.

And when you reach financial freedom, it's not about doing less. It's about doing more. It's not about working less and watching Netflix, it's about giving back and helping others. Your focus switches to be more purposeful.

If things were always easy, we'd likely get bored! Life is a journey and an adventure... embrace the challenging moments because they usually come with lessons and opportunities.

Just remember: "impossible" could easily be perceived as "I'M POSSIBLE." If we change the way we look at things, we could overcome difficulties quicker and easier (think of possibilities, rather than limitations).

The next time you encounter a moment of struggle, doubt, or failure, give yourself some grace and a reminder to embrace your willingness to succeed - because you are capable, strong, and resourceful. Perhaps this moment is showing vou a new area in which you can blossom. Don't "tap out" too soon before you see the growth you deserve.

You’ve got 3 options when it comes to pricing your home for the market: above, at, or under market value.⁠

Pricing it high can be tempting, but keep in mind these pros and cons for each option:⁠

Above market value:⁠
+ If you have to receive a certain amount for the home⁠
- It will take longer to sell⁠
- The more days it's on the market, the worse it looks to prospects⁠
- The home may not appraise by the buyer's lender⁠

At market value:⁠
+ Most likely the home will appraise⁠
+ Buyers and agents will recognize a fair price⁠
+ Will appear on more relevant buyer searches⁠

Under market value:⁠
+ The home will receive high interest and a quick sale⁠
+ You may get a multiple offer scenario, which may include offers higher than asking price⁠
- Risk of having to sell at a lower price⁠

It's no secret the housing market played a central role in the Great Recession, but this market is just fundamentally different in so many ways."⁠

Natalie Campisi, Advisor Staff for Forbes, explains how today’s lending standards are different than those during the lead up to the housing market crash. “Among the differences between today’s housing market and that of the 2008 housing crash is that lending standards are tighter due to lessons learned and new regulations enacted after the last crisis. To be honest, there are no signs that this seller's market is completely stopping anytime soon! Yes, the market is shifting slightly, BUT if a home is priced right, its still a multiple offer situation in many cases 🔥⁠

It's as simple as supply and demand. To no longer be in a seller's market, we would need more inventory available. And in Oregon, we have a significant housing shortage. ⁠
