Save this list for later because these little things can make a big difference in how buyers feel when they walk through your home.
Imagine your home is an AirBnB, this is what we want buyers to FEEL when they walk in…
Most people think buyers are focused on square footage, bedroom count, or upgrades.
They’re not.
What they’re really asking themselves is:
“Does this home feel well cared for?”
“Can I see myself living here?”
“Would moving into this home feel easy?”
And believe it or not, the small stuff helps answer those questions.
① Toothbrushes and toothpaste on the bathroom counter (if you walked into an AirBnB and saw a bunch of dirty toothbrushes in the holder in the bathroom, what would you think??
….That’s the subconscious feeling buyers have when they see them. A reminder it’s not their home…we want them to feel at home)
② Dish soap, sponges, and scrub brushes around the kitchen sink
③ Pet bowls, litter boxes, and lingering pet odors
(This!! Boo, you have the cutest dog and I LOVE that for you….we have to HIDE any sign of it for showings lol.
I show hundreds of homes to buyers every year and here’s what I see
every. single. time.
People who don’t have animals notice the smell right away, and even if your home doesn’t immediately smell like a pet, as soon as the buyers see the dog bed they look at each other like, ‘oh! That’s what I’m smelling…’
Hide all the proof of your pup and most buyers won’t know.
And if it smells, I’m gonna tell you.
And I’ll tell you how to fix it.

④ Refrigerator magnets, calendars, and kids’ artwork (clear surfaces make more light reflect, making every space feel larger)
⑤ Chargers and random cords everywhere
⑥ Shoes stacked by the front door
⑦ Closets packed so full they won’t close or look packed to the brim (I promise you…they open every closet. Make sure it can breathe! Extra points for all matching hangers, makes it look clean and organized)
⑧ Shampoo bottles lining every shower shelf
⑨ Laundry baskets left out
⑩ Counter clutter like keys, mail, receipts, and paperwork (if you can part with it yet, hide it in a cute basket or organizer with a lid
⑪ Half-burned candles throughout the house
⑫ Worn-out or mismatched floor mats ($30 at TJ Maxx and you’re ahead of the game! Make sure the front door has a fresh mat too!)
⑬ Small appliances taking over every inch of kitchen counter space
⑭ Sticky notes, reminders, family photos and personal messages around the house (we need them to imagine living there, all personal pics must go!)
⑮ Anything dusty, chipped, frayed, or on the “I’ll fix it later” list (a paint pen will cost you less than $20 and make everything look so polished)
Here’s the funny thing…
Buyers don’t leave saying, “I didn’t like the toothbrush on the counter.”
They leave saying:
“I don’t know… something just didn’t feel right.” “It’s not the one…”
And sometimes that turns into:
“Let’s look at a few more houses.”
Homes don’t just sell based on features anymore.
They sell based on how they make people feel.
