When I studied the sales in our market, the homes that sold closest to their asking price averaged about 12 days on market.

The homes that started 10% or more above market averaged 112 days.

Same neighborhoods. Same buyers. Different pricing strategy.

And once a home sits, the psychology changes.

After about 30 days, buyers stop asking “How much is it?”

They start asking “What’s wrong with it?”

Which is why pricing isn’t really about the number.

It’s about the bracket.

Buyers don’t compare your home to your neighbor’s home.

They compare your home to the 10–12 other homes in the same price range they’re touring that weekend.

There’s a number where your home gets 15 showings in a weekend.

And there’s a number where it gets two. That gap is smaller than most sellers think.

Honestly… after the washout weekend we had, it only felt fair.

Apparently we’re getting absolutely dumped on this weekend 🌧️

And honestly? Good.

Because while everyone else waits until Sunday to start running around to open houses, the buyers who are actually serious are going to be out on Saturday getting ahead of the crowd.

This happens every single time we get bad weather in the middle of spring market. Buyers stay home, traffic slows down, and the people who do go out end up with way less competition than they would’ve had otherwise.

Meanwhile, Sunday rolls around, the sun comes back out, and suddenly every open house has 40 groups through it and buyers are hearing:
“We have multiple offers.”
“Highest and best due Monday.”
“We’re only accepting backup offers.”

You can either be in that group… or ahead of it.

Throw on the rain boots, grab the iced Dunkin, and go see the houses. Honestly, some of the best open house weekends happen in terrible weather because most people convince themselves to wait.

And yes, shameless plug — one stop should absolutely be 22 Varney St in Salem.
