📊 January 2026 Market Snapshot | Marion & Polk Counties

The Real Estate Market went Cold in January.

* January 2026 had lowest # of sales since 2014
* 99.2% List Price to Sales Price ratio. No lowballing in sight.
* Low inventory holds prices relatively steady.
* Inventory has increased, but the # of houses for sale remains low.
* Buyers are on the side lines ready to "unlock" the market as interest rates creep down.

With 4.9 months of supply, we’re nearing a balanced market (5–6 months is considered balanced). I predict this will be a short term trend.
