💰 The 30-year fixed is hovering around 6.55% today, ticking up a touch as markets react to overseas tension and oil prices. The bright spot for buyers: rates are still about 37 basis points lower than a year ago.
🏡 Southern NH stays strong. New Hampshire just set a record statewide median of $576K, and Rockingham County leads the entire state at roughly $717K — Portsmouth, Exeter, and Bedford keep pulling in Boston-area buyers.
📊 Homes are now averaging 44 days on market, up from just 32 back in 2024. Translation: buyers have a little more breathing room, and pricing it right from day one matters more than ever for sellers.

After many years in real estate, I know that not every transaction will be perfect.

There are smooth transactions and challenging ones. There are moments of celebration and moments of frustration. There are things within our control and things that are not.

What never changes is my commitment to the people I serve.

I’m proud of the countless conversations, late-night texts, problem-solving sessions, and behind-the-scenes work that rarely make it into a closing photo.

The greatest reward has never been a review, an award, or a sales number. It’s knowing I’ve helped someone move forward into the next chapter of their life.

The bright side is that difficult moments have a way of reinforcing what matters most: integrity, perseverance, and gratitude for the trust people place in me every day.

So I’ll continue to answer the phone, explain things one more time, solve problems, calm nerves, and guide people through life’s biggest transitions with the same dedication I’ve always brought to my work.

Here's what's driving it:
🏡 No state income tax in NH. For many households, that's thousands of dollars a year staying in their pocket instead of going to the state.
🏡 More home for the money. A $600K budget in Southern NH typically gets you more square footage, more land, and newer construction than the same budget in most MA towns.
🏡 The commute works. Salem, NH is about 30–35 minutes from Boston via I-93. With hybrid schedules, that's a trade most families find very reasonable.
🏡 Strong school districts. Salem, Windham, and Hampstead all have well-regarded public schools — with AP programs, STEM initiatives, and strong college placement numbers.
A few things to know before you go: NH property taxes are higher on a rate basis, but most families still come out ahead when you factor in the income tax savings. And if you earn wages physically in Massachusetts, MA can still tax that income — so remote workers benefit the most.

The funny thing about real estate is that the numbers are the part everyone sees.

What they don’t see are the conversations, the worries, the excitement, the problem-solving, the negotiations, the inspections, the late-night texts, and the trust that clients place in us during some of the biggest decisions of their lives.

This recognition isn’t really about a sales milestone. To me, it’s a reminder that showing up consistently, caring deeply, and putting people first still matters.
