Months of inventory is one of the clearest ways to tell whether buyers or sellers hold the advantage in a market.

It measures how long it would take to sell every home currently listed at the current pace of sales, assuming no new listings came on. Under 4 months usually favors sellers. Over 6 months usually favors buyers.

The Willamette Valley is sitting right at 5.0 months of inventory today, which puts us in balanced territory. Good homes are still moving, but buyers have more room to be selective than they did a couple of years ago.

Three things sellers overlook before listing — and they all affect your final number.

1. Pre-inspection. Finding issues first gives you control over repairs. Buyers finding them first gives them negotiating leverage.
2. Pricing your home to where the market is, not where you wish it was. Overpricing in a 4.81-month inventory market costs time and money.
3. First impressions online. Over 90% of buyers start on a screen. If your photos aren't doing the work, neither is your listing.
