Salem Oregon home prices have increased by more than 160% since 2012. The average sales price has gone from $196,867 to $512,600 in 2026 year-to-date. The median has climbed from $169,000 to $455,000.

That's a nominal gain of over $315,000 on the average home β€” before you account for the equity you've built through 10+ years of mortgage payments.
