The most notable shift in Salem's housing market this month is on the supply side: new listings dropped sharply, down 22.5% from the prior month. That pullback, combined with a slight dip in active inventory, suggests the steady inventory growth we've seen over the summer may be leveling off or reversing heading into fall.

Here's what the numbers show:

Median sales price: $445,000 (down 1.1%)
Closed sales: 216 (flat, 0.0%)
Active inventory: 846 (down 1.5%)
Median days on market: 62 (flat, 0.0%)
New listings: 276 (down 22.5%)
Median sold price per square foot: $275 (down 1.3%)

September in Salem is basically a greatest-hits month, and here's why

If you're wondering what there is to do in Salem this month, the short answer is: a lot. September is when Salem transitions from summer into fall, and this year's lineup shows exactly why so many people love living here.

Oregon State Fair wraps up September 7 at the fairgrounds on 17th Street NE. If you haven't made it out yet, this is your last chance for the year: carnival rides, livestock shows, local food vendors, and the kind of small-town energy that makes Salem feel like Salem.

Salem Art Fair and Festival runs September 11 through 13 at Bush's Pasture Park. This one's a Salem tradition: live music, local artists, food, and one of the best excuses to spend a weekend outside before the rain comes back.

Mt. Angel Oktoberfest takes over the town of Mt. Angel September 17 through 20. It's about a 20 minute drive from Salem, and it's one of those events that reminds you how much history and culture is packed into the small towns around the Willamette Valley.

Salem Saturday Market is still going strong every Saturday through late October at the State of Oregon Green Lot. If you're new to the area, this is a great, low-key way to meet local vendors and get a feel for the community.

Living in Salem means you don't have to drive to Portland for a good weekend. It's already here.

Q: Are HOA fees worth it when buying a condo?

A: For most buyers, HOA fees are worth it because they cover costs you'd otherwise pay separately, like exterior maintenance, landscaping, insurance on shared structures, and access to amenities. Rather than budgeting for a new roof or repaving the parking lot on your own, those costs are shared across all owners and built into the monthly fee.

That said, "worth it" really depends on what you're getting for the fee. The HOA for this community is ran locally, has one of the lowest fees in Salem, and what speaks the most for this community is that the HOA president has lived in this community for 30 years. If you are going to live in a HOA community, you want to live in one where people care about how how its ran.

Salem & Willamette Valley Housing Market Update | July 2026

If you've been watching the Salem-area housing market, here's the headline: buyers are gaining more room to breathe, while prices are holding steady rather than falling.
According to the latest Willamette Valley Multiple Listing Service (WVMLS) data, active inventory jumped 11.5% and homes are taking longer to sell; median days on market rose 11.9% to 66 days. At the same time, the median sales price actually ticked up 1.8% to $458,000, so this isn't a story about declining home values. It's a story about a market that's rebalancing.
Here's what the numbers show:
