I called my roofer on a Sunday to get a quote during a listing appointment.

He showed up, walked the roof and said he wanted to buy the house.

Within a day we were under contract. The home never hit the market.

The Salida market is settling into its fall rhythm — and that's not bad news.

Homes are still selling, just at a calmer pace than they were this summer. The average sold price is holding around $850K, buyers have close to 300 homes to choose from, and homes are taking roughly three months to sell.

That points to a steady, more balanced market.

If you're buying, you have more choices and more time to make a thoughtful decision — and that's leverage. If you're selling, prices are holding, but getting the price right from day one matters more than ever.
