Some clients you've known long before they ever call you for real estate.

This buyer's dad spotted my name on a sign near a piece of vacant land his son had been watching in Little River Ranch — and called me directly. We've known each other for over 15 years. It didn't take long to say yes.

This wasn't a quick decision. The buyer plans to custom build, and his dad happens to be one of the best custom builders in the county. They did serious due diligence before ever writing an offer — and when they were ready, they came in with a strong, clean cash offer that gave the seller every reason to accept.

I worked both sides as a transaction broker, which helped bring it all together.

Selling a property with a well or septic system? Buyers ask about these more than almost anything else.
 
Know your well’s flow rate and last test date. Pull your septic records, when it was last pumped, any past repairs. If either hasn’t been serviced recently, handle it now rather than after an inspection flags it.
 
A little prep upfront means fewer surprises and a smoother sale.

Lago Trattoria has quickly become a favorite spot for classic Italian in downtown Salida. An offshoot of Shavano Restaurant, it serves simple, well-made dishes like cacio e pepe and a proper spaghetti and meatballs. The name comes from Salida's Sister City in Italy, the place many of the town's early families originally called home.

Open Wednesday through Sunday, 4:30-9pm, if you haven't made it in yet.
