They may not be fun to think about, but termites can seriously damage your home’s integrity. Here are some pro-sourced tips to prevent an infestation:

✅ Don’t let wood touch the soil. Keep wooden siding and door frames above the ground.

✅ Keep your foundation dry. Check for leaks, and make sure your downspouts are directed away from the foundation.

✅ Avoid feeding the termites. Don’t stack firewood against your house; clear vines, stumps, and roots away from your foundation.

✅ Garden strategically. Keep a safe distance between shrubs and walls, keep grass cut short, and replace mulch near your home with stone or gravel.

✅ Seal cracks and crevices. Close off any exterior entry points with caulk or foam sealant.

Worried about rising mortgage rates? 💸 A 2-1 buydown could make a home purchase more affordable.

This type of financing agreement offers a lower interest rate for the first two years of the mortgage, typically a 2% discount in the first year and 1% in the second year.

For example, if you lock in a 6.5% 30-year mortgage with a 2-1 buydown, the first year’s rate might be 4.5%, while the second year’s rate would be 5.5%. After that, the rate would go up to 6.5% for the remainder of the loan.

Sometimes motivated home builders or sellers will offer to cover the cost of a 2-1 buydown as an incentive.

If you’re looking for ways to help your own kids step onto the property ladder, here are a few ideas:

🏡Gift money toward a down payment. If your own financial house is in order, you may be in a position to help your child take their first step on the property ladder.

🏡Cosign the mortgage. Make sure you understand the risks beforehand, but cosigning could help them qualify for a better mortgage rate.

🏡 Loan them the money yourself. If you’re in a position to do so, you could charge them a lower interest rate than a bank. However, make sure you understand the tax implications.
