Finding the house is the easy part. Here's what you're actually hiring me for πŸ‘‡

Anyone can scroll Zillow. What you're paying for is the negotiation that saves you thousands. The inspection red flags I catch before you fall in love with a money pit. The contract language that protects you if something goes sideways. The 11pm text when your offer's on the line and you need someone who actually knows what to do next.

Finding the house? That's the fun part. Getting you into it β€” safely, smartly, and for the right price? That's the job. 🏑

Gen Z just hit a home-buying milestone nobody saw coming. πŸ”‘
For years, the story wrote itself: young people are locked out. Priced out. Doomed to rent forever. It made great headlines and even better comment-section arguments.

Meanwhile, quietly, buyers born after 1997 just claimed 20% of all home purchase rate locks β€” the largest share on record. One in five. And it's not one lucky city: every major region is seeing pending sales grow year-over-year, even at today's rates.
Here's what they figured out that the headlines didn't: nobody handed them perfect conditions, so they stopped waiting for them.
They're buying the smaller starter home instead of holding out for the dream one. Co-buying with siblings and best friends. Digging up down payment assistance programs most people never research. House hacking duplexes so the tenant next door helps cover the mortgage.

Different playbooks. Same result: equity instead of another year of rent receipts.

So if the youngest buyers in the market are getting keys right now, "impossible" was never the right word. Unplanned was.

You don't need a miracle. You need a plan. DM me "PLAN" and let's build yours. πŸ“²

You don't have to choose between selling fast and selling for top dollar. But here's what you've got to do πŸ‘‡

I had a seller last year who wanted both, and honestly? So does everyone. The sellers who get it aren't lucky β€” they just don't fight me on the boring stuff. They let me price it based on what's actually closing nearby, not what Zillow says or what the neighbor "heard." They fix the weird stuff before showings instead of after the third buyer mentions it. And they trust the first two weeks matter more than the next two months combined.

Do those three things and you're not choosing anymore. You're just... doing it right. 🏑

May I be the agent they invite back...

To the housewarming. The graduation party in the yard they fell in love with on the first showing. The anniversary dinner in the kitchen we almost talked them out of because of the outdated counters. The wedding under the tree they said "this is the one" under.

I'm not just trying to get someone into a house. I'm hoping to still be there β€” a familiar face at every milestone that happens inside it. That's the kind of agent I want to be, in every lifetime. 🏑

Is the best time to sell behind us? πŸ‘‡

Here's the truth: there's no perfect window, and there never really was. What actually matters is your window β€” your equity, your next move, your timeline. I've had clients sell in "bad" markets and walk away thrilled, because we priced it right and marketed it well. And I've seen people wait for the "perfect" market that never quite arrives.

The best time to sell isn't a headline. It's when your numbers make sense. Let's figure out if now is that time for you. 🏑

Prices rose in 80% of metros last quarter. Here's what that means if you've been waiting to list. πŸ‘‡

Here's the number that jumped out at me: home prices rose in 80% of metro markets last quarter, up from 71% the quarter before. Not a slowdown β€” momentum building, quietly, while everyone's still arguing about whether "the market" is good or bad.

The national median for a single-family home is now $434,900. If you bought even a few years ago, there's a real chance you're sitting on more equity than you think β€” not because of some prediction, but because of what's already happened in your market.

I'd rather show you the actual number than the vibe. DM me "EQUITY" and I'll pull it for you. 🏑

Here's the difference between listed and marketed πŸ‘‡

I see it all the time β€” a home sits for weeks, and the seller says "I don't get it, we listed it!"

That's exactly the problem. Listing is just putting a sign in the yard and hoping. Marketing is the professional photos that make someone stop scrolling, the price that's actually strategic (not just a guess), the story that makes a buyer picture their life there β€” and me personally putting it in front of the right people, not just the MLS.

One sits and waits. The other goes and finds your buyer. That's the job. 🏑

I'd rather lose a listing before I do this... πŸ‘‡

Sit across from a seller, watch them wait for me to agree with a number I know is wrong, and say it anyway just to get the signature.

I did that once, early on. Told a seller their price was fair when I knew it wasn't. We sat on the market for 87 days, did two price drops, and I watched her go from excited to exhausted to just wanting it over. I still think about that listing.

Now I say the hard thing in the first meeting, not the third price cut. Sometimes it costs me the listing that day. It's never cost me a client who actually wanted to sell.

Tell me what I need to hear, not what I want to hear β€” turns out that's the whole job. 🏑

When I say I have the best job, this is what I mean... 🏑✨

Handing over keys. Watching dreams become addresses. Being part of the story of 'home.'
This is why I do what I do.
