Depending on what type of loan you qualify for, there will be out of pocket expenses when buying a home. 💰🏡 ⤵️

🔸𝙐𝙎𝘿𝘼 & 𝙑𝘼 loans do not require a down payment.

✨Earnest Money Deposit✨

This is the “good faith deposit” & is typically about 1% of the purchase price. It is held in an escrow account until closing & goes toward the downpayment.

✨Home Inspection(s)✨

This may cost between $200-$800 depending on location & square footage and any additional inspections you need. For example, well & septic or termite inspections, etc.

✨Appraisal✨

This will cost anywhere between $300-$500 depending on the size of the home and the value and condition of the property.

✨Closing Costs✨

These typically run anywhere between 3-6% of the purchase price. Included in these costs are mortgage insurance, homeowner’s insurance & propery taxes.

10 Steps to Selling Your Home, in a nut shell. 🥜

Step 1: Find an agent. 🤓

It is super important to select an agent who you trust & who understands your needs & goals. You may also want to “vibe” with them because you’ll be communicating a lot!

Step 2: Pricing 💲💲💲

Review the comparative market analysis with your agent. Discuss a customized marketing plan & set the price.

Step 3: Preparing for Sale 🛠🪞🎨🪴

Make any necessary improvements & repairs. Have the home staged if necessary. Your agent will help guide you through this. Then, professional photos will be taken to market your property.

Step 4: List & Market Home 💻📲 ✨
Your home hits the MLS and other websites to target as many potential buyers as possible.

Step 5: Showings and Feedback 🚪🏘✨
Here comes the activity! Your agent may hold an open house & schedules showings for potential buyers. Your agent will keep you updated on feedback.

Step 6: Offer & Negotiations 📑🤝
Buyer submits an offer to purchase your home. You and your agent review all offers together and go in contract on the most optimal one.

Step 7: Inspection & Appraisal 🧐
Buyer conducts a home inspection and an appraisal. There may be repairs that come up that have to be executed prior to closing, but there may be more negotiation after inspections. Your agent, once again will walk you through this.

Step 8: Pre-Closing ✨
Your agent will guide you through finalizing all the details.

Step 9: Move Out ⬅️🚚🏡
Pack your belongings to move. Buyer will do a final walk through of the property with their agent before settlement.
