Many real estate websites now offer their own automated estimates of a property's value. As you can see in the example below, these numbers are not very accurate. In fact, I’d go as far as to say they really aren’t helpful at all. The only real way to find out what your home could sell for in this market is to have a real estate agent perform a comparative market analysis on your home. The recent increase of home prices has led many to believe we must be seeing a housing bubble similar to 2008. However, the factors driving this market are very different. What we are experiencing right now is a true housing shortage. While I don’t have a crystal ball, I wouldn’t expect the market to radically reverse in the foreseeable future. The good news for buyers is we’re seeing some slowdown in demand making buying less competitive then it was a few months ago. As most people are aware it’s an extremely good time to sell your home. Inventory is desperately low and sellers are getting top dollar. I’ve seen this sometimes lead sellers to question why they should even bother to hire an agent to help sell their home. Surely in this market they can find a buyer themselves and save a few bucks. What’s the value of an agent in such a hot market? Even putting aside how having an expert on real estate contracts and navigating the transaction can save you from a world of hurt, I would argue that a skilled agent adds more value then ever, and more then pays for themselves. This is because of our ability to do targeted professional marketing, that’s what is going to bring in the highest number of buyers and create those multiple-offer situations that get sellers top dollar. I recently met with a “for sale by owner” seller who despite his best efforts to market it himself, was on his fourth price reduction for a beautiful unique property that after months was now stagnant on the market. It very much reminded me of a recent sale of a very similar property where we used targeted social media campaigns to bring in four offers from out of town buyers in just two days. Which seller would you rather be?

One common misconception many people have is they think they have to contact the listing agent to view a home. That’s actually not the case at all. All Agents generally have the ability to show all homes in their market. In fact the listing agent is probably the last person you should talk to as they represent the interests of the sellers, whereas a buyers agent would exclusively represent your interest.
