🏡 Quick MA & NH real estate update:
More homes are hitting the market, which is giving buyers a little more breathing room, but good homes that are priced right are still moving fast, especially on the North Shore, Merrimack Valley and Southern NH.
Mortgage rates have moved back up into the high 6% range, so buyers are paying closer attention to the monthly payment.
For sellers, pricing right from day one matters. For buyers, don’t assume more inventory means everything is negotiable. Fresh, well-priced homes are still competitive, but once a property has been sitting for a few weeks, there’s definitely more room to negotiate.
Condos also need a little more homework right now. HOA reserves, insurance and lender requirements can make or break a deal.
Overall, we’re still in a strong market, but buyers are becoming more selective and sellers need to be realistic on price.

🏡 Thinking about buying or selling in MA or NH? Here’s what I’m seeing right now.

More homes are coming on the market, but the good ones that are priced right are still moving fast, especially on the North Shore, Merrimack Valley and Southern NH.

Buyers have a little more room to negotiate than they did earlier this year, especially if a home has been sitting for a couple of weeks. Mortgage rates are still in the 6% range, so monthly payment matters more than ever.

For sellers, pricing it right from day one is key.
For buyers, there are opportunities out there, but you still need to move quickly when the right house hits.

The market hasn’t slowed down. It’s just become a little more selective.
