The Battle of Gettysburg kicked off, and the Confederacy rolled up thinking they could take prime Pennsylvania real estate without talking to a local expert first. Spoiler alert: bad move(I’m NOT licensed in PA but I’m the guy that can get you things 🫡)

While the Union troops were busy staging the ultimate open house—with lead offers and no contingencies—the Confederates showed up underdressed, underqualified, and overstaying their welcome. Capt. Reddbeard and company kindly escorted them off the property… with extreme prejudice and impeccable curb appeal, probably. I’m sure there was a dude or two with a red beard there😅💥🇺🇸

It’s tough to let go of a 3% mortgage rate, no doubt. But when your home no longer fits your life, those low rates won’t fix the daily frustrations—too little space, a layout that doesn’t work, or being too far from family. Remember the old saying, tripping over a dollar💸 to pick up a dime🪙?

Real-life needs are pushing more sellers to make moves, despite rates hovering around 6%. Data shows homeowners with sub-3% mortgage rates are selling, and that shift is creating new opportunities in today’s market.

🔎 What’s driving sellers to list their homes? A survey from Realtor.com found that 79% of sellers are moving out of necessity—and most of their reasons have nothing to do with finances:

(although I would LIKE to see the other stats, the percentage of people who ARE selling out of necessity... I'm a well-rounded individual and I like to see all the facts: perspective definitely matters, but I also see these results play out in real-time every day, and I can confirm it is reliable)

💰 What about mortgage rates? While experts expect rates to ease, we won’t see dramatic drops overnight. If you’ve been holding out for the return of 3% rates, you might be waiting longer than expected—while stuck in a home that’s no longer right for you.
