The Fed lowered interest rates yesterday, with some more on the horizon. If you were waiting to start looking for your new house, now is a pretty great time to start!

Creating safe and clean rentals that are affordable is my long term goal for each property I purchase. That means that even though I could do a down to the studs rehab on any property I purchase, it wouldn't bring the returns I want on my investment.

Case in point: The wood floors in the property that we purchased are original and mostly gorgeous. Unfortunately, there is enough damage that sanding them down and refinishing them would not be enough. I would have to replace sections of the floor.

On the other hand, installing a floating laminate will not only look great, but provide a clean and durable options for any tenant, while staying within my budget!

I have said It before, and I will say it again: a fresh coat of paint makes such a difference in a room!

Actually, there was much more than just paint. The previous tenants had lived in this unit for 11 years. 11 years is a long time, and we needed to give the walls a nice deep clean before the paint. Had we tried to paint over the dirty walls the paint would have not stuck as well. Sounds like a hard and dirty job, luckily with the right tools we were able to wash the walls of a 1,500 square feet space in an hour or 2.

We chose a very subtle gray to paint the walls and ceiling. We tore off the base boards and will replace them with a more updated style of trim.

*If you are a DIYer and planning on painting more than a room or two, I would totally recommend renting or buying a paint sprayer. I was able to paint 800 square feet in just a few hours. Totally worth It!!

After a much needed family break, we’re back with our next awesome project. Check out our newest place. It is located in a highly sought after neighborhood in Salt Lake: 9th and 9th. No major upgrades have been done in years. We are so excited to dig in and give this place the love it deserves!
