Caulk, weatherstripping, window film. All of it works, and all of it keeps something in.

The fall winterizing list is good advice. It's just only half a list, and the missing half is free.

One thing that didn't fit on the slides: if the air in the house is dry enough that your skin is cracking, check the humidity while you're at it. Between 30 and 50 percent is the range. Over 50 and you start inviting mold, which is a worse trade than dry hands.

If the house feels stuffy no matter what you do, you've been solving the wrong problem.

Cleaning takes dust off the surfaces you can reach. The stuffiness isn't on a surface.

Once the windows are shut for the season, your furnace is the only thing moving air in the house, and it moves the same air every time. Carbon dioxide, cooking fumes, whatever comes off your cleaning products. It all stays in here with you until spring, and no amount of wiping counters touches it.

Two things actually change it, and neither one costs you heat.

Run your kitchen and bathroom exhaust fans all the way through when you cook or shower. They vent outside. Most people use them for smoke and steam and nothing else.

Then on the next mild day, crack a couple of windows on opposite sides of the house for five or ten minutes and let the air move through.

Most of what people do to their houses raises what it costs to insure them. A few do the opposite, and nobody tells you which ones.

Your insurer prices your policy on one thing: how likely you are to file a claim. Anything that lowers those odds can lower what you pay. But only if you tell them it is there.

One piece the slides left out. A new roof cuts your claim risk, so your premium can come down. It also costs more to replace than the old one did, so your rebuild coverage may need to come up. Reporting it lets your insurer move both at once instead of just one.

Talk to your insurance professional to confirm what applies to your policy. If you don't have one, DM me and I'll recommend someone I trust.

Most families end up guessing at what you wanted for the house in the week after a funeral.

Not because you didn't plan. Because a will only answers one question.

The house is the one that causes the most trouble. Every other asset gets divided. A house has to be kept or sold, and somebody has to decide which one.

Say why, too. If one kid gets the house and the others don't, or the split isn't even, tell them the reason while you're still here to give it.

You can have a perfectly valid will and still have your house sit in probate for months. Here's where the gap usually is.

A will tells a court what you wanted. It doesn't control the deed.

Property titled in your name alone goes through probate first, no matter what the will says. Joint tenancy with right of survivorship passes straight to the surviving owner. Tenancy in common doesn't. Most states also let you record a transfer on death deed, which names who gets the house and keeps it out of probate.

Your retirement accounts work the same way. They pass to whoever is on the beneficiary form, and that name beats your will every time.

I made this list for the version of me who says next year, every year.

Every September the signs go up, I tell myself this is the year, and then it is November.

So here is the whole list with the dates on it, so there is nothing left to decide later.

🍁 The Kinlands - Book the after dark wagon ride. It runs out through the extended patch.
🍁 Cross E Ranch - Buy tickets before you leave the house. They do not sell at the gate.
🍁 Kuwahara's Thriller Park - Cosplay Day is October 3, and there is an 18-and-over party on Halloween night.
🍁 Crazy Corn Maze - No paper maps. You scan a QR code, so bring some phone battery.
🍁 Wheeler Historic Farm - Tuesdays take two dollars off the maze and playland ticket.
🍁 Utah Honey Harvest Festival - Thirty-five minutes west in Grantsville. Park on Main Street and ride the shuttle.

This list is your reminder to get out and enjoy the season this year!

Fall around Salt Lake runs on a short calendar. Most of these are a couple of weekends and then they are done until next year.

Here is what is happening and when.

🍁 The Kinlands - September 12 through October 25, no ticket to get in and after dark wagon rides.
🍁 Cross E Ranch - September 25 through October 31, archery, zip lines and pig racing on top of the maze.
🍁 Kuwahara's Thriller Park - September 25 through October 31, more than 30 attractions and two alternating night themes.
🍁 Crazy Corn Maze - September 18 through October 31, opens at 6:30 at night, closed Sundays.
🍁 Mabey's Pumpkin Patch - late September through Halloween, free to get in and 45 varieties of pumpkin.
🍁 Wheeler Historic Farm - September 25 through October 31, free pumpkin patch and leashed dogs are welcome.
🍁 Utah State Fair - September 10 through 20, eleven days across 65 acres, bring your own food.
🍁 Utah Honey Harvest Festival - October 9 and 10, world honey tasting and more than 80 craft vendors.

The ones you put off are the ones you miss. Pick a weekend now, while the dates still work.

Start your deck budget with your home's price, not with a photo you saved.

I get asked about deck budgets constantly, and it's almost always after somebody has already picked out the design.

One more number worth knowing. Most pros keep a deck to about 10% to 15% of the home's square footage. On a 2,500 square foot house that's roughly 250 to 375 square feet. Go bigger and you start eating into the yard buyers wanted, which works against you even when the deck itself is beautiful.

Nobody from your insurance company is coming out to look at your house.

They priced your policy on the information you gave them the day you signed up. Everything you have done to the place since then, they do not know about.

The ones people never think to report:

⚠️ A trampoline in the backyard. Some policies exclude injuries on it entirely, which means the claim comes straight out of your pocket.
⚠️ A business running out of the spare room. Your homeowners policy is built to cover a household, not inventory, equipment, or customers coming through the door.
⚠️ A finished basement. You just added value to the part of the house most likely to take on water, and both of those move your coverage.

None of it shows up as a problem until you file a claim. That is the worst possible time to find out your policy stopped matching your house.

On the flip side, there are 4 common improvements that may actually lower your rate:

✅ A new roof. A monitored alarm. A water leak sensor. A smart smoke detector.

Talk to your insurance professional to confirm what actually applies to your policy. I'm happy to recommend one I trust.

Whether you drive, hike, or ride... Utah sunset spots that are worth the effort. 🌅

📍 Desolation Overlook, Millcreek Canyon: This is my all time favorite, with the trailhead just 10 minutes from my home. A beautiful climb through the canyon that ends with a wide-open view across the valley and Great Salt Lake — especially good at sunset.

📍 Lupine Trail: A quiet loop above Draper where the city view keeps getting better.

📍 Oquirrh Lake: A flat, paved loop where the mountains sit right across the water.

📍 Slickrock Campground, Moab: Red rock, wide-open desert skies, and that unmistakable Moab glow as the sun goes down.

📍 : Eleven stories up with the mountains lit up. Sunset best served up with the Spicy Tuna and Cowboy's Nightmare artichoke dip... delish!

📍 Scenic Tram: Ride up 11,000 feet for a version of sunset you won't get from the valley.
