Lateral Purchases. What are they?
A lateral purchase is when you purchase a property similar to one you currently live in. If you are living in a 3 bedroom apartment, a lateral purchase would put you in a 3 bedroom condo. If you are in a 2 bedroom townhome renting it, you would purchase a 2 bedroom townhome.

Why do lateral purchases make sense?
Lateral purchases are great for first time buyers.
I get it, I wanted my first home to be the big 5 bedroom house with the large yard and white picket fence. But did that dream home sales price work with my budget?
No.

My budget when I first qualified was in the range of a townhome or condo and I was soooooo against the thought of it.

It wasn't until I got into real estate and started learning how all the big players started out that I learned they all started somewhere.
If you are already in a 3 bedroom apartment renting and your thought is "I will just stay here and rent this apartment until I am ready to buy a house" why not buy the apartment and collect the equity.

Most first time buyers biggest struggle is coming up with the down payment and closing costs.
While you don't always need a down payment, if your dream is to purchase a 5 bedroom house with a large yard and white picket fence and you already plan to be in the apartment for a few more years saving, save your time and energy by letting your first purchase work for you.

Why does this market help both buyers and sellers?
While our active listings are climbing quickly, the days one the market are still under 15 days. First, we will focus on sellers.
This market is beneficial to sellers because, well for obvious reasons of high sales prices and a large pool of active buyers looking to purchase. But as interest rates rise, the pool of buyers shrinks in size. This does not mean that your home will not sell, but what it ensures is attracting the right buyer for you home who is more serious about the purchase and less likely to back out of the offer. As a seller in this market, you get more certainties. You get serious buyers, and with more active listings, you get more opportunity to find the right home for you to transition to. You will also get the certainty of selling your home for the highest price possible if you hire a professional to assist you.
Now for the buyers, even with rising interest rates, we are still at a historical low for rates.
Why this market is especially good for you to purchase in is because as more listings get placed on the market, the more opportunity you have to identify the right home for you. We currently have over 5,000 active listings on the market and 3,800 of those are single family homes. This is over 3,800 options for you to make your dream of home ownership possible.
As the rates rise, it means less completion for the buyers that are dedicated to the process of purchasing a home. It all has to do with your motivation as a buyer to purchase a home.
