The real estate market is changing rapidly friends! It quickly changed from a seller's market to a buyer's market. Inventory in Utah has gone from a little over 2000 homes in April to just over 8000 today. If you are looking to buy a home, now is the time. Although interest rates are higher than they have been in a while, they are not high from a historical standpoint. Many people are asking..."Are we in a housing bubble?" or, "Is the housing market going to crash?" As a real estate professional, my response to both questions is "No". Utah is not in a housing bubble. Foreclosure rates are less than 1%, which means they are almost non-existent and unemployment rates are low. This is not indictive of any sort of decline in the housing market. Also, Utah is still on the top 10 list of most desirable places to live!
While the world and the country are experiencing some crazy changes and inflation is real--in Utah things are still on the up and up in the housing industry! So don't be afraid to jump in with both feet, whether you want to buy or sell, reach out to me and I can help guide you through the process!

We're seeing a change in the market, and it feels like it happened over night! The number of homes on the market here in Utah, increased by about 1500+, in about two weeks! (2500 to 4100+)

So, what happened? 🧐We're speculating that many people who were waiting to sell their homes, realized they might have waited too long and might not get as high a price and they had hoped. This is good news for buyers, as we are not seeing bidding wars like we did just a month ago. If you are now in the market to buy or sell, I can help!

One of our Lending associates, from Primary Residential Mortgage Inc., shared some great information about the housing market, with my team this past week, and I'm passing it on to you.

This slide illustrates that although we're in a market where most people have to bid over asking price, within months they will have gained that amount back in equity. Although it might seem scary to enter the market right now, it will pay off quickly and appreciation is predicted to continue as well. So if you're looking to purchase a new home, it's not as scary as it seems, in fact, it will only benefit you in the long run.
