infestation, even in its earliest stages, can occur at any given moment in the year as there is no specific "termite season".

Inspecting a home early on for what we call "Wood Destroying Insects" is a vital part of an inspection process, especially in the areas that aren't as commonly visited such as attics, crawlspaces, and even wooden decks during the colder seasons.

The sooner is always better when it comes to having a , and can even help to spot early signs or evidence of the hungry crawlers!

There are plenty of reasons to have your home
inspected prior to putting it on the market. A pre-listing
inspection can find major items in need of repair or
replacement and offers these advantages:

Sell faster and at a higher price:
• Stats show that homes inspected prior to listing
sell for a higher price which puts money in the
seller’s pocket
• A pre-listing inspection lets the buyer know that
you aren’t trying to hide anything – and in turn
creates greater buyer confidence and interest
• Get your inspection done before the stressful
contingency period

Less negotiating:
• Remedy the problems before listing to avoid
dreaded price negotiations over pending repairs
• Buyers will generally accept imperfect conditions
up front, not as a “surprise” later on
• You can sell your home in “As Is” condition

Save money if repairs are needed:
• Without the pressures of time contingencies,
you can shop for the best repair prices
• You have control over what materials are
used in the repair, not the buyer

Have the inspection before you sell!

Did you know that chimney cracks can be a hazard?

If you look closely, this is the inside of a chimney during a recent inspection. You'll notice there are cracks all along the interior walls leading up to the top of the chimney opening.

Heat, gas, and moisture can escape through the cracks and slowly deteriorate your chimney from the inside out. Even more, cracks in the brick and mortar can cause harmful gas to seep into your home if left untreated, which is cause for concern due to carbon monoxide poisoning!

Does your chimney have cracks? Don't wait until it's too late! Visit https://bit.ly/3cyCjIB to easily schedule a quick and thorough inspection on your fireplace and chimney this season!

December and January are peak months for annual housefires as homeowners utilize their fireplaces and furnaces the most during this time every year.

Play it safe! If you plan on using your fireplace this season, be sure to get a proper inspection and chimney sweep ahead of time to ensure safety and peace of mind.

While reasons vary, restricted access can easily serve as an issue because it can potentially prevent access to other important aspects of the home such as the furnace, insulation-related issues, and tending to general attic concerns.

Is your attic easier to access than this?
