EMG Management Maintenance Technician Job Description
The role of the Maintenance Technician is to complete all maintenance needs of the property in all aspects and areas of the property including curb appeal, cleaning, painting, unit make readies, work orders, etc. , The Maintenance Technician is a key role to maintain a high level of quality control pertaining to the overall condition of the community through preventative and day to day maintenance needs and therefore a big part of the community success.
The duties include but are not limited to the following:
• Demonstrating exemplary communication, professionalism, confidentiality, leading by example while providing exceptional customer service.
• Adheres to Fair Housing guidelines.
• Communicates, informs, and reports to Property Manager and Maintenance Supervisor.
• Working with Maintenance Supervisor to achieve budget goals.
• Maintains property by investigating and resolving maintenance needs and work orders, inspecting units, and completing repairs, with support of Maintenance Supervisor.
• Participate in general building maintenance, landscaping, curb appeal, cleaning, painting, light checks, etc.
• Preserving conditions and cleanliness of all amenities, office spaces and clubhouses.
• Performs work orders and completes maintenance repairs as assigned.
• Secures property by maintaining security devices such as lighting, fire alarms, entry systems etc.
• Responds timely to emergencies during and after hours.
• Assists in tasks associated with Preventative Maintenance Reports and proper documentation.
• Completing required education such as, but not limited to Grace Hill and maintenance training meetings.
• Painting and graffiti removal.
• Actively engage in walking the property, cleaning, removing trash, debris and ensuring quality curb appeal. Remove all debris from curb lines daily or more if needed.
• Completing pre-move out inspections to better plan scheduling and financial goals.
• Pre-move out inspections must be completed between the 20th and last day of each month.
• Inspect units after move-out and complete a make ready turn using the check list for each unit and restore the unit to make ready conditions using the checklist.
• Be mindful of time management for self and property needs.
• Support Maintenance Supervisor in maintaining and storing documentation properly. Including warranty information, appliance replacement, property inventory and other various reports.
• Participate with resident retention programs and community events.
• Maintain healthy relationships with residents, vendors, and other EMG Maintenance professionals
• Maintain Pool and Hot Tub cleanliness, chemicals, and logs if property has these amenities.
• Carpet cleaning may be required depending on property needs.
• Moving dumpsters into appropriate location via golf car or other motorized machinery may be needed.
• Power washing buildings, parking lots, awnings, BBQ areas, dumpster enclosures, etc. as needed.
• Snow removal and ice prevention is required seasonally and may be necessary after hours.
• Window cleaning as directed.
• Delivering notices as assigned.
• Follow policies, procedures, and risk management protocol. Respond and report any deficiencies that may cause harm or injury.
• Secures property by maintaining security devices such as lighting, fire alarms, entry systems etc.
• Maintain Pool and Hot Tub cleanliness, chemicals, and logs. (if property has these amenities)
• Assisting with property upgrades and renovations may also be required.
• Maintenance is required to provide and maintain their own tools to use at the property. They must also be responsible to securing their tools.
• All other duties as assigned by Superiors.
• Adhering to the EMG Employee Manual.

EMG Management Property Manager Job Description
The role of the Property Manager is to oversee the property in all aspects and areas of the property including oversight of the development and implementation of all day to day functions including capital projects, marketing, leasing, resident relations, employees, and adhering to the EMG Employee Manual. The objective is to increase cash flow with rent structuring, expense control through preventative maintenance and budgeting. The Manager is key in overall property performance and success.
The duties include but are not limited to the following:
• Organized leadership and direction of all on-site staff.
• Demonstrating exemplary communication, professionalism, confidentiality, leading by example while providing exceptional customer service.
• Adheres to and assists in enforcing Fair Housing guidelines.
• Communicates, informs and reports to Supervisor.
• Touring and leasing to prospects within rents approved by Supervisor, VP, or President.
• Attracting residents by advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services and showing units.
• Completing background checks and qualifying or denying prospects. Delivering adverse action letters to denied or conditionally approved applicants.
• Signing and explaining contracts with residents.
• Accomplishes financial objectives by collecting rents and deposits, staying within budgeted forecast, preparing an annual budget, scheduling expenditures, analyzing variances and initiating corrective action.
• Maintains property by investigating and resolving resident complaints, enforcing lease, inspecting units and completing repairs, planning renovations, and contracting repairs.
• Oversee general building maintenance, landscaping and scheduling of fire protection services.
• Scheduling and supervising contractor repairs and cleaning.
• Secures property by maintaining security devices, establishing and enforcing policies and procedures and risk management;
• Enforcing Vendor contracts
• Responds timely to emergencies during and after hours. All Property Manager are required to be on call 24-hrs for emergencies.
• Prepares timely reports by collecting, analyzing, and summarizing data and trends.
• Completing required education such as, but not limited to Grace Hill, legal seminars, attending monthly meeting, and any and all other webinars, etc.
• Completing and submitting timely reports as requested.
• Following up on employee tasks.
• Walking the property and monitoring curb appeal.
• All EMG employees are required to pick up garbage on the community and/or report to maintenance/grounds staff if they are unable, based on current tasks and availability.
• Walk vacant units at move out and after make ready to ensure cleanliness and proper maintenance.
• Accurate Time keeping and timely payroll reporting.
• Maintaining and storing documentation properly.
• Completing pre-move out inspections to better plan scheduling and financial goals. Pre-move out inspections must be completed between the 20th and last day of each month.
• Managing delinquency per EMG policy.
• Managing and enforcing rent increases and additional income.
• Assists with resident retention programs and community events.
• Completion and/or oversight of Recertification of LIHTC files, if applicable.
• Monitoring and following timeline of Tickler on LIHTC Properties, if applicable.
• Keeping UHC COL and Set Aside tracker up to date.
• Create and maintain relationships with set aside partners and local housing authorities.
• Outreach marketing to ensure all requirements are filled for your community.
• Training team members as necessary and conveying training from managers meetings, retreats, and policy changes.
• Communicating and working with Commercial Tenants under Broker Supervision, if applicable.
• Any and all other duties assigned by Superiors.
