This transaction by far makes my personal top 10 in nearly 25 years of selling real estate.

One of my family friends introduced me to their longtime neighbors—two adorable sisters who were looking to sell their family home of 49 years. If you can imagine, the house was full of furniture and mostly in its original state. One sister was originally living out of state (retired), while the other was occupying the Hacienda Heights family home.

Both decided it was time to sell the property and for the sister occupying the house to relocate out of state so she could be near her sister.

Their initial thought was to list the home in its present condition to a first-time buyer (or flipper). I brought up my concerns about leaving their hard-earned equity on the table. I showed them recent data of what they could get for their home selling “as is” versus what they could get once the property was upgraded.

I brought in my general contractor, chimney contractor, sewer contractor, and pool contractor to perform an overall inspection of the property. My clients and I went through each estimate and walked the house a few times. We put together a budget and a strategy.

We executed our plan beautifully—and it paid off huge for my sellers!

Instead of selling somewhere in the mid to high $900Ks (“as is”), with a $90K budget (all in, including staging), my sellers captured all of their equity, selling at $1,227,000.00!

Trust is everything to me. My clients valued my knowledge and expertise every step of the way, and it paid off huge for them! They were thrilled—and so was I.

For them, they received a larger return by being their own investor.

For me, not only did I close a sale, but I was rewarded with another reminder of why I chose to become a Realtor in January 2001.

Their study blended data on childcare costs, divorce rates, average household size, and a “happy child index” (tracking kids’ health and well-being).
They gathered numbers from sources like the CDC and World Population Review, then weighted them to craft a national ranking.
How it works:
Divorce rates: Fewer breakups = more family stability
Childcare & infant-care costs: Lower percentages of
income = less financial stress
Happy child index: Reflects health metrics and well-being of kids

An ADORABLE property for a lovely couple! The minute that we laid our eyes on the “USC House”, I knew that it was the one for my clients. Walking back into the house to find my clients, I could see it in their eyes, their smiles, and in their faces. I have seen it one too many times in my career of 24 years and 7 months. After a short call with the listing broker, I immediately knew that this transaction was going to be a very difficult one from start to finish. My clients and I constructed an excellent strategy, prior to even finding the “USC House” (throughout our search, we openly discussed practically every type of scenario, and contingency plan known to agent, so that they would be ready for anything). We so brilliantly executed this together as a team, beating out multiple offers. We encountered some twists and turns with this one during the investigation period. Not only did we end up introducing ourselves to a couple of the neighbors (gathering intel), but we had to bring out the entire team to go through this property inside and out, top to bottom with a fine tooth comb! We had to dig and dig and dig... and dig on this one until my clients had a complete understanding of the condition of the property. The negotiation with the other side did not stop, until I secured my buyers more than what they were willing to accept. I couldn’t be happier for this wonderful couple! I wish them a lifetime of happiness, love, and amazing memories together in their new home!

The final outcome was better than expected! This project was a bit challenging, however my sellers and I formulated a very detailed strategy together and executed it as a team. In a nutshell, my clients occupied this home for many years, prior to relocating to another state. Opting to rent out the property for a short period of time (approximately 12 months), the tenants did not care for the home as the owners did during their stay. As my team addressed the punch items on our list, we discovered more unexpected items that needed to be repaired (which we addressed). Keep in mind that my sellers were not physically present, living in another state. With daily updates, pictures, and facetime virtual meetings at the property, my sellers were comfortable giving me carte blanche to execute our plan. This was not an easy project to tame, however all of the prior to list work was completed, on time. We hit our mark and were off to an amazing start on day one of going live!

In the end, my sellers received 7 offers! The property sold for significantly over the asking price. I couldn’t be happier for my sellers. The buyers physical inspection was nearly perfect, the transaction was smooth, and we closed in under 30 days! Most important to me is that my sellers were extremely happy, comfortable and appreciative throughout the entire process :)

Many of my clients are relocating to Utah from California for a variety of reasons. Both Northrop Grumman and Lockheed Martin have multiple locations here in Salt Lake and Weber County. My clients relocated from Southern California and hired on with one of the large aerospace companies in Weber County. After selling their property in Riverside County, they were stunned to see how far their money went in Syracuse, UT. Congrats to this very wonderful family! I know that they and their children will enjoy awesome schools, skiing, hiking, camping, lakes, water parks, the four seasons, and everything else this beautiful state has to offer!

A couple of months ago, my clients called me and shared that they wanted me to sell their townhouse unit. The time had come for their tenants to move out, and my clients no longer wanted to be landlords. My sellers had two requests. First, they did not want sit on the market for a long time as the unit would be vacant, and second that they wanted their investment to hit the market within days after the tenants moved out (tenants out by Sunday, with BOH to be Thursday with Open Houses to be on Sat/Sun).

It goes without saying that a listing agent is only as good as the team that they surround themselves with. Major kudos to the professionals that I work with. They have blessed my clients and I over and over again throughout the years. I truly love each, and I value each as family. From the finish carpenter, electrician, painter (by the way who did an amazing job touching up throughout), carpet cleaner, house cleaners, and landscaper to my photographer and home stager... there is no way that I could have accomplished this feat in 4 days without you!.

WE DID IT! And, would you know it, my clients received a couple of great offers! One in particular was a 17 day escrow, as is, at over asking price!

Congrats to the sellers! Thank you for your trust, and thank you for allowing me to do my job, unconditionally!

I am so happy for my buyers! We have been patiently searching and searching for the right home for quite some time now. My buyers each had specific needs for what they wanted in their home. A few came along, and they were close, but not the one. I suggested to them to remain patient, and reminded them that the right one will come along. They listened to me, remained patient, and positive. In the meantime, they continued to update my lender with the most recent statements needed to maintain their pre-approval status.

Then it happened! The right property came up, and they got it! They beat out 3 other buyers! This is exactly what is supposed to happen when buyers take the advice of their agent! My clients listened, prepared, and executed our strategy with surgical precision! They also closed escrow months before their wedding!

Although I’m representing client’s in Salt Lake City and Park City, Utah, I’m a Manhattan Beach native with a client base of 24+ years.
