The Avenues is where I take clients who want quick proximity to downtown and easy access to the foothills. It’s Salt Lake City’s oldest neighborhood, so historic charm is everywhere. As it climbs up the hillside, it also offers some of the best views in the city.

PART ONE of the renovation series is officially here.🚜🧱⚒️

A few weeks ago, we closed on our new home in Sugar House and I promised I’d bring you along from start to finish, so let’s get into it.

I represented myself on this purchase and waived all contingencies to get the deal done, which meant the past few weeks have been all about getting to know this house and building a real game plan.

Day one of possession started exactly how you’d expect… demo. We went straight to the basement to uncover what’s really going on behind the walls: plumbing, electrical, HVAC. All the things that matter most in an older home.

And of course, we still made time for a first fire night with friends because priorities.

Since then:
+ New exterior electrical service installed (very grateful for my electrician brother)
+ Water main replaced and sewer pipe lined/coated by Mainline
+ Prepping the interior for a new floor plan

And yesterday was the biggest demo day yet… the kitchen.
A family that demos together, stays together.

Renovating a historical home isn’t just about design and cosmetic finishes. It’s about understanding the systems, planning ahead, and knowing where to invest early.

Everyone’s heard the five-year rule in real estate. I don’t think it holds up the way people think it does. Let’s unpack it.

Salt Lake City is what we’d call an “appreciation market.” Even before the outlier years of 2020 to 2022, we’ve consistently seen strong year-over-year growth. Over the last decade, the median home price here has nearly doubled.

For a long time, the rule was simple: buy a home, live in it for at least five years, and you’re good to go.

But in today’s market, it actually undersells what’s happening early on.

If you look at a 30-year mortgage, most of your payment in the beginning goes toward interest, not principal. So the equity you’re building early is relatively limited.

Then you factor in the cost of buying, moving, and eventually selling… and equity needs real time to work in your favor if you’re relying on mortgage paydown alone.

The five-year rule was written for a different market. The math has shifted, so our approach has to as well.

That’s why one of the first questions I ask buyers is: how long do you realistically see yourself living in this home?

Not to talk anyone out of buying, but because that answer shapes the entire strategy.

Salt Lake City has seen strong appreciation, yes. But if you’re planning to stay five years or less, we want to be intentional. That could mean prioritizing location or finding opportunities to create equity through updates.

I’ve seen buyers break even or even come out ahead in under five years, but it usually comes down to what they bought and where, not just time alone.

Ultimately, it’s less about following a rule and more about building a strategy that supports your goals. And that strategy should be clear before you ever step into a home.
