If you’re watching the Wasatch Front market, the headline is activity but the story is selectivity.
Yes, over 2,400 homes sold and more than $1.5B in volume signals a market that’s moving. But not every listing is benefiting equally from that activity.
The gap between homes that sell quickly and those that sit is growing.
What we’re seeing is that buyers are still very much in the market, but they’re more discerning. Homes that feel turnkey, well-prepared, and correctly priced are driving the majority of showings and, in some cases, still attracting multiple offers.
On the flip side, homes that miss the mark even slightly on pricing or presentation are taking longer to gain traction and often require adjustments. That makes strategy more important than ever.
For sellers, this is a market where preparation and pricing upfront directly impact your final outcome.
For buyers, it creates opportunity. Less competition on certain listings means more room to negotiate, especially if a home has been sitting.
