One of my favorite real estate educating events of the year is the Housing Forecast. This year we were honored to have Lawrence Yun visit from Washington DC. USA Today listed him among the top 10 economic forecasters in the country. Yun appears regularly on financial news outlets, is a frequent speaker at real estate conferences throughout the United States. Yun appears often as a guest on CSPAN’s Washington Journal and is a regular guest columnist on the Forbes online.

Here are just a couple of highlights from todays talk:

2. Homeowners have a significant advantage over renters when it comes to net worth.

3. Graph showing the historical growth of household equity since 2000. The dip around 2008 came from mortgages being handed out without lending companies conducting a thorough investigation into the qualification of a lender. Standards are so much higher now, that foreclosures are at a very low number today.

4. Homeowners have seen a 59% (that’s 59%!!! Average over 30 years is closer to 5%) growth in home value since pre COVID alone.

Takeaway:

You can’t really time the market. However, if your goal is to gain wealth, own a home vs rent. Hold onto the home for years to watch your equity grow.
