Your rental could be beautiful, updated, and in a great location…

But if you make these mistakes, tenants may scroll right past it. 👀

1. Your monthly expenses are a mystery.

If your listing says water, sewer, trash, gas, and electric are all the tenant's responsibility, they have no idea what their actual monthly housing costs will be.

Renters want to know what they can expect to pay each month.

Whenever possible, a flat monthly fee for utilities like water, sewer, and trash makes budgeting easier. Then the tenant only has to worry about putting gas and electric in their own name.

2. It’s overpriced.

An overpriced rental is often an instant pass.

It doesn't matter how nice the home is if the price makes someone keep scrolling before they even look at the photos.

Pricing your rental correctly from day one is one of the biggest factors in getting qualified applicants.

3. The home isn’t ready for pictures.

Large carpet stains. Random furniture left behind from previous tenants. Clutter. Dirty surfaces.

Your listing photos determine whether someone decides to schedule a tour—or keeps scrolling.

Before taking pictures, make sure the home is truly ready to be shown.

Your listing only gets one chance to make a first impression. Make it count.

Great tenants don't settle — and neither do we. Our leasing team knows what stops the scroll, what earns the inquiry, and what closes the lease. That's why every listing we market gets professional photos and fully immersive 3D tours, because first impressions are everything and we don't leave them to chance.

Talk to a property manager before you do an expensive upgrade thinking it will equate to great ROI. Over-improving will not get you more rent in most cases.

Paint, deep cleaning, and newer appliances are the top priorities for us. Don’t invest a ton of money where you don’t need to.
