Not everyone wants to hear this but…

A great interest rate is no reason to hold onto a home you don’t love or don’t fit into anymore! 🙅

Even if you have a low interest rate, it can make sense to sell your home. 💰

Here are a few things to consider:

- Have you outgrown your home or are you looking for a change in location? If you’ve added to your family, want to live in another area, or just want a change of space, you should consider finding a home that better fits your needs and your lifestyle.

- How much equity do you have in the property? Property values have risen a LOT in recent years, so you may have a hotbed of equity that you can tap into to get you into your dream home.

- How much could you sell your home for? In our market, you could make a great profit on your home, which can help you make a large down payment and get a good interest rate on your next mortgage.

Before you make any decision, make sure to weigh the pros and cons with a trusted real estate professional.

Not everyone agrees on this, but it’s a smart way to go.

If an inspection turns up some issues or the home has known problems, it’s common for buyers to ask the sellers to do the repairs. On paper, this makes sense because the buyer doesn’t have to deal with the repairs.

But there’s a better way to get even better results!

Instead of asking the seller to do the repairs, ask the seller for money towards closing costs in lieu of doing repairs. Not only does this help you decrease out-of-pocket costs when you buy your home, but you can also negotiate a lower purchase price, which can help lower your mortgage payment!

This method has several additional benefits like:
- You get to choose the contractors 👷
- You get to make sure the work is done how you want it to be done (this is HUGE!) ✔️
- You can make sure the work is done to your expectations 🥰

Sounds pretty good, right? That’s why this is the recommended path when we work together.

Remember, potential buyers want move-in-ready homes that they can quickly start their lives in. The cleaner and more kept-up the home is, the more buyers will be attracted to it!

Wondering what you should focus on to keep your home in top-dollar condition? Try these key areas:

🏠 Exterior: Regular cleaning, landscaping, and roof maintenance to keep things fresh

🖌️ Interior: Do paint touch-ups, kitchen and bathroom updates, and regular cleaning

🚿 Systems: Check HVAC, plumbing, and electrical systems for efficiency and safety

🔨 Structural: Address any foundation or structural issues as soon as you see them!

It’s that time again… ⏱️

Time to give your home some TLC before winter really sets in to avoid expensive issues later on! 🍂 Here’s what to check off your list this Fall:

1. Inspect your roof: Before the winter weather gets started, check your roof for missing or damaged shingles. This will help you avoid leaks and stay more insulated.

2. Flush your water heater: Sediment can build up in your water heater over time. Make sure to flush it to help the water heater last longer and run more efficiently.

3. Check for gaps and seal them: Look around doors, windows, and any exterior walls for cracks and gaps. If you find any, seal them with caulk or weatherstripping to keep your home insulated and save on heating costs.

This is also a great time to start a new daily habit that will help you avoid costly repairs. As you go around your house throughout the day, keep an eye out for smaller issues like loose tiles, leaky faucets, or loose outlets. Then make a plan to get them fixed!

Be honest: is this keeping you up at night? 😭

You know you need to close on a home soon, but the thought of moving in and suddenly getting hit with big, unexpected repairs makes you go into fight-or-flight mode. 😱

Let’s change that!

Here are 4 things to do to make sure that you’re protected and prepared for any situation in your new home.

1. Set a budget for repairs and maintenance: Going into homeownership with money set aside just for maintenance and repairs will help you have peace of mind in case any unexpected costs do come up.

2. Research the neighborhood: Some areas are in need of certain kinds of repairs more often. Researching the area can help you find out what you should plan for when it comes to repairs.

3. Get a THOROUGH home inspection. A home inspection is your number one way to avoid unexpected repairs, so make sure that you find a good inspector and actually do the inspection! The resulting report will allow you to see what’s really going on with the property.

4. Negotiate repairs: If the inspection turns up some needed repairs, work with your agent to negotiate with the seller on covering some of those repair costs.

Doing these 4 things will help you conquer those fears and go into closing day feeling confident and ready for homeownership! 🎉
