🏡 One of the funniest parts about being a Realtor is that I can’t walk through a house like a normal person anymore. 😂

While everyone else is admiring the kitchen, I’m over here looking at the age of the furnace, checking for signs of water damage, and thinking about resale value.

Don’t get me wrong, pretty finishes are great. But a beautiful home can still come with expensive surprises.

That’s why when I show homes, I’m always looking beyond the paint colors and Pinterest-worthy updates. 👀

A house isn’t just about how it looks today. It’s about how it functions, what it might cost you later, and how easy it will be to sell when the time comes.

UNPOPULAR OPINION 🗣️ stop waiting for rates to drop before buying a house.

I hear this all the time…

“We’re just going to wait until rates come down.”

But if rates drop, guess who else is waiting? 👀

A whole bunch of other buyers.

More buyers usually means more competition, more multiple offers, and less room to negotiate.

Meanwhile, buyers right now may have opportunities that weren’t around a few years ago. We’re seeing sellers contribute toward closing costs, and sometimes those funds can even help buy down your interest rate.

I’m not saying buy a house tomorrow.

I’m just saying don’t let a headline make the decision for you. Run the numbers, look at your goals, and figure out what actually makes sense for YOUR situation. 🤍

The house can be perfect and you can still hate living there 😟

One of the biggest mistakes buyers make is falling in love with the house before they fall in love with the location. ❤️➡️📍

Before you buy:
✔️ Drive through the neighborhood at night 🌙
✔️ Test the commute during rush hour 🚗
✔️ Check the school boundaries 🏫
✔️ Look into utility costs 💡

Because once you close, you can’t move the house.

You’re not just buying four walls. You’re buying the lifestyle that comes with them. 😊🏠

Selling my own home honestly confirmed everything I tell my clients 👀

I would absolutely invest in getting the home market ready again. The cleaning, staging, and small repairs made a huge difference in how buyers responded.

I’d also move out again. It was inconvenient, but having the home empty made showings easier and helped it show at its absolute best.

What I wouldn’t do? Cut corners on the prep or overprice the home without doing the work first.

Presentation and pricing strategy really are everything when it comes to maximizing your sale 🏡✨
