Peeling paint, overgrown yards, broken fences, and neglected homes can impact both curb appeal and future resale value.

That quiet street at 2 PM might be a completely different story during rush hour, evenings, or weekends.

Land-locked Draper could transform into the next hot surfing destination.

The Draper City Council approved an amended master plan that includes an 8.8-acre surf park.

The surf park will feature advanced wave technology that can produce "consistent and customizable waves" for surfers of all skill levels.

The surf park will also serve as a national training center for men's and women's Olympic surf teams.

Construction is anticipated to start this fall with opening possibly in 2028.

🏡 Herriman Market Update – June 2026

The Herriman housing market is continuing to normalize. Home values are holding relatively steady, with the average home value around $612,000 and recent sales ranging from the mid-$500s to low-$600s. Inventory has increased compared to last year, giving buyers more options and a little more negotiating power.

The good news for sellers? Well-priced homes are still moving. In fact, many homes are going under contract in just a few weeks when they’re priced correctly and show well.

Your first home doesn’t have to be your dream home.

Let’s say you buy a $500,000 home with 5% down ($25,000).

Over the next 7 years, you’ll be paying down your mortgage while your home’s value may increase over time.

Using historical national appreciation averages of 4.4% annually, that $500,000 home could be worth about $677,000 in seven years.

At that point, you could have roughly $256,000 in equity.

Think about that.

You started with $25,000 and now have enough equity to potentially put 20% down on a $900,000 home and still have money left over for closing costs and moving expenses.

This is why I tell buyers not to get stuck waiting for the perfect house.

Your first home isn’t always the destination.

Sometimes it’s the vehicle that gets you there.
