The headlines about how much income you “need” to buy a home in Utah can make homeownership feel pretty far out of reach.

But that number rarely tells the whole story. You may be buying with two incomes, bringing a larger down payment or purchasing a property with investment potential. There are a lot of factors that change what affordability looks like from one buyer to the next.

The number I’d pay the most attention to isn’t always the listing price. It’s the monthly payment and whether you can comfortably carry it long term.

Don’t let a big headline number make the decision for you. Know your numbers, understand your options and figure out what actually works for your situation.

Last weekend was a good excuse to get in the air.

I took my son Wesley with me and flew from South Valley over to Bountiful Skypark for a local Experimental Aircraft Association chapter meeting. One of my friends was celebrating his 60th birthday, so it turned into a pretty great way to spend the day.

Flying, good company and some time with my son. Hard to beat that.

Selling a home can be a lot more emotional than people expect, especially when it’s your first one.

My wife and I are actually navigating that ourselves right now, and it’s reminded me of something I tell my clients all the time: the memories you made in a home don’t disappear when you move.

You can honor that chapter, be grateful for what it gave you, and still be excited about what comes next.

There are a lot of houses out there, and I really believe you can create a lifestyle you love anywhere.

Sometimes moving forward is just making room for the next version of home.

A real estate license tells you someone can do the job. It doesn’t tell you how often they’re actually doing it.

Experience comes from being in the middle of transactions every day. Negotiating, solving problems and knowing what matters when something doesn’t go according to plan. That repetition builds judgment, and judgment is often what makes the difference for a client.

It’s a lot like flying. Time in the cockpit matters.
