When people are house hunting, it’s easy to focus on the things you can see right away.

What usually ends up mattering most are the things you don’t fully notice until you’ve lived there for a while. How the morning light comes through the windows, whether the layout works for your routine, how easy it is to park when friends come over, or just how the neighborhood feels on a random Tuesday evening.

Spent some time at Bountiful Skypark recently for a backcountry camping course with Neil . We went over safety, planning, and a few practical tips for making those trips go smoothly. Kind of like continuing education, but more interesting.

Afterward, I flew back to South Valley Regional and worked on my night flying currency. Not a bad way to spend the day!

This home had a lot going for it. Great views, a quiet cul-de-sac location, easy access to the canyons, and one of those backyards that just makes you want to spend more time outside.

For Memorial Day weekend, we spent time at Strawberry Reservoir. We met up with some friends, went camping, and rode four-wheelers. My younger brother Jon and I were able to go tour around the area on our dirt bikes. We took out the boat, did some tubing before we found a leak, and the kids wanted off, and enjoyed time away from the house and offices.

A lot of buyers start their search with a pretty specific idea of what they want, which is totally normal.

But after walking through enough homes, most people realize the things that matter day to day are usually a little different than what looked best online. Sometimes the “perfect” features end up being less important than a house that just works well for your life.

That’s honestly one of the more helpful parts of the process. Figuring out what actually fits once you see things in person.

One thing I’ve learned in real estate is that having the right people around you matters.

Another great closing story!

This buyer was referred to me by my preferred lender, Brad Toland at Latitude Lending. Lee was relocating from Flagstaff, Arizona to Salt Lake City for a military transfer and had previously run into challenges with another agent-mainly getting into homes quickly and writing competitive offers.

We connected, toured homes together, and found a property that the same family had lovingly owned since its construction. During due diligence, we uncovered a few key issues, including radon and some exterior deck repairs. Given his VA loan requirements, we worked closely with the seller to address everything.

Now he’s ready to settle into a beautiful home on a quiet street, close to work, and a perfect fit for his family.
