The Utah housing market continues to show strength heading into summer.

Here's what happened across Salt Lake, Davis, Weber, Utah, and Tooele Counties:

📈 Median home price: $540,000 (+3.9%)
🏠 New listings: 4,136 (+3.8%)
✅ Pending sales: 3,410 (+6.3%)
🔑 Closed sales: 2,877 (+3.7%)
📦 Active inventory: 8,603 homes (+3.3%)
📅 Average days on market: 52 days
⚖️ Months of inventory: 3.0 months

The biggest story this month?

Buyer demand continues to outpace inventory growth.

Despite higher interest rates, more buyers are entering the market and homes are continuing to sell at a healthy pace. That's creating a balanced market with opportunities for both buyers and sellers.

May 2026
- Median sold price up 6% over last years $535,000
- Avg Days on market up 7% over last years 28 days
- Total # of sales up 16% over last years 1020

👉 Buyers: You’ve got leverage right now. More options + more price cuts = negotiating power.

👉 Sellers: Less competition (fewer new listings), but pricing correctly is everything in this slower-moving market.

This isn’t a crash—it’s a slower, more strategic market.
