→ On market or off market — doesn't matter, Number do.
→ No custom design
→ Start light. No moving walls. No structural changes.
→ Hire a good inspector. Don't go cheap. Double check roof, foundation, sewer
→ Even the best inspector can miss something. Mine missed a foundation crack.
→ Good contractor matters as much as your margin. But even the best can't see what's behind the wall until they open it. Budget for the unexpected.
→ Before you call it done — test everything yourself.
→ The one thing you can't control is the market.
