→ Margin first.
→ On market or off market — doesn't matter, Number do.
→ No custom design
→ Start light. No moving walls. No structural changes.
→ Hire a good inspector. Don't go cheap. Double check roof, foundation, sewer
→ Even the best inspector can miss something. Mine missed a foundation crack.
→ Good contractor matters as much as your margin. But even the best can't see what's behind the wall until they open it. Budget for the unexpected.
→ Before you call it done — test everything yourself.
→ The one thing you can't control is the market.

Amortization is the schedule of principal and interest paid over the life of your loan. In the early years the majority goes to interest. You’re building equity but slowly. Much more slowly than most people realize. And this is exactly why it matters so much to find a good deal. A payment you can actually manage. And a home you can commit to for at least five to ten years.

This one was hard to share. I’m a pretty private person. But here’s why I’m talking about it anyway.
Last week a client called me. He’d just been laid off. The first thing he said — if he doesn’t find something in the next 90 days he may have to sell his house.
A mortgage. Two kids. Almost the same ages mine were when my family faced the exact same question.
That call took me straight back.
The world today is fundamentally different from what it was ten or twenty years ago. Job security looks different. Industries shift overnight. A single income household — however comfortable — is one event away from a very different life.

Most people don't know this exists. And the ones who do don't fully understand what they're agreeing to.
In Washington State one agent can legally represent both sides. It's called limited dual agency.
Limited is the key word.

One agent in the deal- theirs.
Feels simple but it’s not
When a deal falls apart and deals do fall apart And if you didn’t have representation, you may never know what you were entitled to.
