If you’ve been waiting for your moment to make a move in real estate — this fall might be it 🍂

🏠 Here’s what’s happening across the Eastside & King County:
👉 Inventory is climbing fast — up 69% on the Eastside and 32% in King County, giving buyers more homes to choose from than we’ve seen in years.
👉 Mortgage rates just hit a 10-month low at 6.35%, offering breathing room for those who pressed pause earlier this year.
👉 Prices are holding steady overall — King County up 4% YoY, Seattle up 8%, Eastside just 1% lower than last year.
👉 But nearly 70% of Eastside homes sold under asking or after price drops — proof that buyers are negotiating again 💪

📊 What this means:

For buyers → You have leverage, options, and time to shop.

For sellers → Pricing and presentation matter more than ever. Homes that shine still move fast, but gone are the days of “list and wait.”

💡 My take:
This is the first truly balanced market we’ve seen in years. With more inventory, motivated sellers, and falling rates, the next 60 days could define how 2026 begins.
