After last month’s price dip, the median home price bounced back hard. Up nearly $40K from May and 15.5% higher than last June. But it’s not just prices that are moving. Closed sales rose again (+14.4%), even with more listings on the market.

Homes are averaging 80 days from list to close, which is 8 days longer than last June. Inventory stayed steady at 4.5 months which is still giving buyers options, but not flooding the market.

This market is dynamic, not declining. That means smart strategy wins… especially when pricing trends swing month to month.

Hey San Angelo sellers! May told a very different story than April.

The median price dipped to $235,000… down $15k from last month and 6.8% lower than this time last year. But don’t panic! Closed sales actually jumped 16.4% and homes are moving more quickly, averaging just 73 days from list to close.

Inventory is continuing to rise, now at 4.6 months. So yes, buyers have more to choose from and that means strategy is non-negotiable.

Today’s market requires preparation. Price and presentation are the difference between a quick close and being passed over.

Listen up San Angelo, because April’s numbers are sending us a clear message.

Prices are up (13.1% higher median price than last April), and the number listings have jumped nearly 38%. Buyers are taking longer to commit, with the average sale now taking 93 days from list to close… That’s two weeks longer than this time last year.

Closings were down 7.8%, even though more homes are on the market. What does that mean? Buyers are being choosy. Homes priced and presented strategically are still selling. The rest? Sitting.
