I take pride in being prepared. When the only crawlspace access is in a bedroom closet, protecting the carpet and personal belongings from my dirty coveralls and crawl shoes is a priority.

When the handle also provides water.....
This is typically caused from what's called a stem leak- if you feel confident in your home maintenance skills, this can usually be repaired by turning off the water to your tub/shower; unscrewing the handle, and taking the stem/seat out. These parts can be matched at your local plumbing supply store ( take note of your fixture manufacturer); replace with new piece and avoid having to replace the whole fixture.

Turn volume up to see if you recognize those sounds🤨🧐. Sediment build-up, T&P valve discharge pipe wrong size, gas vent lacks proper clearance.
Houses are priced too high right now to waive an Inspection !!!!

Civilian Conservation Quarters at Longhorn Caverns. Burnet, TX. Built in 1930s- obviously some new flashing, but the original stone and woodwork was amazing to look at ! Always inspecting😅 even on vacation.

It was comfortably cloudy in Sonora, TX today. I enjoyed this large hillside home very much.

"Repaired" rolled roofing over a porch. If a patch is simply sitting on top, its not going to keep water from going up underneath that layer.
I called out missing materials at the inspection, then went back to check repairs at the client's request. (A wise decision)
The repair didn't look right and I was able to lift the patch with one finger. This would have been torn off with our first wind storm!
