He is the owner and operator of Chip Cole & Associates Ranch Brokers, formerly Westbrook-Cole Company of San Angelo, Texas, which specialized in agricultural loans, appraisals a

nd sales and served southwest and west Texas and New Mexico since 1953. The partnership was formed by the late H.W. “Piggy” Westbrook and the late C.A. “Chili” Cole to serve as agriculture loan correspondents for Connecticut General Life Insurance Company covering Texas, New Mexico, southern Colorado, eastern Arizona and southern Oklahoma. After a couple of years of hard work, we have recently put the last piece of the 32,000 acre Jones Ranch in Culberson County under contract. This 9146 acre remote ranch in the heart of big mule deer country has been listed for $495/acre and is expected to close in December.

The 1322 acre Concho River West Ranch near Paint Rock is now priced at $3550/acre; the 654 acre Concho River East Ranch near Paint Rock is now priced at $3950/acre; and the 9146 acre Culberson County Ranch NE of Van Horn is now priced at $495/acre. We represented the buyer on the Arledge Ranch in Nolan County a couple of months ago. New listings include the Cox Ranch about 6 miles south of Eden. The Cox Ranch contains 165 +/- acres and has undergone extensive brush clearing leaving mostly scattered large oaks and mesquites. In February 2024 we sold a pretty little Barilla Mountain Ranch north of Ft Davis. It contained 6034 acres and was remote and rough. In June 2024 we sold the Stokes half section property on the Concho River near Veribest. In September 2024 we sold a couple of sections of the White Ranch on the Pecos River near Sheffield and listed the balance of about 8000 acres at $695/acre. We are currently cleaning up some title issues on approximately 8500 acres we have listed in Culberson County. We continue to offer the 8500 acre Cooper Draw Ranch south of Ozona at $695/acre and would sell 2,444 acres off of the south end at $785/acre. It is generally a high hill and rimrock country and holds an abundance of whitetail deer.
