Something you should know about me as your Realtor…

I’m an Aggie, which means no real estate transaction can emotionally hurt me more than football season already has. 💀

Multiple offers? I can handle it.
Appraisal comes in low? Been through worse.
Inspection report is 87 pages? Fine.
Closing gets pushed back? Character building.
Deal falls apart in the 4th quarter? Now THAT feels familiar. 😂

I’m loyal to a fault, I remain irrationally optimistic even when the odds are against us, and I fully believe this is our year.

Basically, Texas A&M prepared me exceptionally well for a career in real estate.

Sometimes you leave a house you love because life is pulling you somewhere else. 🤍

Trading a little more space (and a pretty incredible view of the state park) for a home in town and the school district that makes sense for their family.

Homes hold memories, milestones, holidays, ordinary Tuesdays, and so many pieces of our lives. Leaving one you love can be bittersweet. But sometimes a new season asks us to make a change — even when what we’re leaving behind was good!!

This week was the perfect reminder that no two closings are ever the same.

On Monday, I closed with clients who have been some of my favorite people to work with - literal dream clients. It wasn’t the kind of closing anyone dreams about, but they handled every step with so much grace. I’ll always be grateful they trusted me to walk through that season with them.

Today, I had a different experience with buyers —handing keys to the sweetest military couple as they begin an exciting new chapter in Texas. The smiles, the excitement, the fresh start… those moments never get old.

One closing was bittersweet.
One was full of celebration.

Both reminded me why I love what I do.

Real estate isn’t just about houses. It’s about showing up for people in whatever chapter of life they’re in. Whether it’s goodbye or an exciting hello, or both being trusted with those moments is something I’ll never take for granted.

And somehow, I was lucky enough to have two of the very best clients in the same week. ❤️🏡

This one was extra special.

My buyers weren’t shopping for themselves—they were shopping for their son. After years of apartment living, they wanted to help him find a place to truly call his own.

There’s something really meaningful about helping a family invest not just in a house, but in their child’s future. I’m so excited for this next chapter and grateful they trusted me to be part of the journey.

Congratulations to this wonderful family on their new home! ❤️

I did some research on this & honestly, a couple of these surprised me … I’ve also seen San Angelo homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away better off.

I’ve walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I’ve seen a $1,500 garage door swap change a buyer’s entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says “this home is cared for.”

Fresh neutral paint makes every room feel like a clean slate — fresh, bright, and bigger.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.
