This one was extra special.

My buyers weren’t shopping for themselves—they were shopping for their son. After years of apartment living, they wanted to help him find a place to truly call his own.

There’s something really meaningful about helping a family invest not just in a house, but in their child’s future. I’m so excited for this next chapter and grateful they trusted me to be part of the journey.

I did some research on this & honestly, a couple of these surprised me … I’ve also seen San Angelo homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away better off.

I’ve walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I’ve seen a $1,500 garage door swap change a buyer’s entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says “this home is cared for.”

Fresh neutral paint makes every room feel like a clean slate — fresh, bright, and bigger.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.

Just closed on your home? 🚨 Watch out for letters like THIS. They look official — “Final Notice,” your lender’s name, expiration dates — but they’re just scare tactics to sell you a warranty you don’t need. Your info becomes public record the moment you close, and these companies pounce. When in doubt, ask your agent before you call any number on unsolicited mail.
