Sometimes the biggest electrical hazards are hiding in the attic!

During this inspection, we discovered energized knob-and-tube wiring, identified using a non-contact voltage tester.

Knob-and-tube wiring was commonly installed in homes from the 1880s through the 1940s and was largely phased out in new residential construction by the 1950s.

While this wiring method was acceptable during its time, aging insulation, improper modifications, and the absence of equipment grounding can present serious electrical safety concerns.

What makes this discovery particularly concerning is the presence of attic insulation and combustible materials near the wiring. Active knob-and-tube wiring should not be covered with thermal insulation, as it can interfere with heat dissipation and increase the risk of overheating and fire.

We recommend evaluation by a licensed electrician to determine the condition of the wiring and appropriate corrective measures.

Just because the lights still work doesn't mean the electrical system is safe!

During this attic inspection, we discovered damaged and separated roof decking directly above the chimney chase.

The OSB roof sheathing has a visible break and separation, leaving a gap in the decking. Damaged roof sheathing can compromise the support provided to the roofing materials and may increase the potential for moisture intrusion and further deterioration.

Roof decking should be properly installed, adequately supported, and securely fastened to maintain a continuous, structurally sound roof surface.

During this new construction inspection, we discovered improperly installed roof flashing around a metal exhaust vent.

The flashing was installed over the existing shingles rather than being properly integrated beneath the uphill roofing materials. This leaves exposed edges and potential openings where wind-driven rain can travel underneath the flashing and into the roof assembly.

Proper roof flashing should be installed in a shingle-lapped manner, allowing water to flow over the roofing materials rather than underneath them.
Improper installation can lead to moisture intrusion, damaged roof decking, deteriorated framing, and costly repairs.

This is exactly why a third-party home inspection is important, even on a brand-new home.

During this inspection, we discovered a plumbing vent pe*******on with deteriorated rubber flashing, excessive sealant around the base, and an unsealed opening in the metal roofing above the vent flashing.
The damaged rubber boot and exposed opening in the metal sheeting create potential entry points for rainwater, which can lead to moisture intrusion, damaged roof decking, and deterioration of surrounding structural components.

Simply applying additional sealant does not properly correct these conditions. The damaged flashing should be replaced, and the opening in the metal roofing should be properly repaired and sealed using an appropriate roofing system.

These are the details that can easily go unnoticed until water damage becomes visible inside the home.
