Let’s talk about the San Angelo real estate market for a minute… 🏡

If buying a home has been somewhere in the back of your mind, this may be a good time to start looking at what’s out there. We had 451 active listings in August, which means buyers have choices right now.

And look at those top three price ranges on the graphic — they stretch from $100,000 all the way up to $399,999. There are homes moving in different price points, which means whether you’re looking for that first home, your next home, or just wondering what your budget might get you right now, there are options out there.

You don’t have to be ready to buy tomorrow. You don’t even have to know where to start. That’s what I’m here for. We can sit down, talk about what you want, where you are financially, what the process looks like, and figure out your next step.

I read something recently that said Realtors are a little crazy—in the best possible way. And after 2½ years in this business, I kind of have to agree. 😂

When I got my real estate license, I knew this career wouldn’t come with a guaranteed paycheck. What I didn’t fully understand was just how much of it you truly build from the ground up. You can learn contracts, take classes, study the market and learn all the rules—but nobody can hand you a reputation. Nobody can give you relationships. Nobody can make people trust you. You earn those things one conversation, one client, one showing, one open house, one problem—and yes, sometimes one mistake—at a time.

These 2½ years have taught me that being good at this job isn’t just about selling houses. It’s listening. Showing up. Finding the answer when you don’t know it. Having difficult conversations. Learning when to push, when to step back and when to set a boundary. It’s celebrating the wins, learning from the disappointments and continuing to grow through all of it.

I’ve learned from some wonderful people in this business. I’ve learned a few lessons the hard way. And somewhere along the way, I’ve learned a whole lot about myself.

I’m still building. Still learning. Still figuring things out. But I’m pretty damn proud of the Realtor—and the reputation—I’m building.

So yes… maybe choosing real estate requires being just a little crazy. Turns out, I’m okay with that. ❤️

BUYERS: What exactly is “due diligence”?

Simply put: doing your homework before making a decision. 🔎

Your option period is an important time to learn more about the home you’re buying.

This may include:
🩵 A general home inspection
🩵 Specialized evaluations if needed — HVAC, foundation, plumbing, roof, etc.
🩵 Reviewing what was discovered
🩵 Discussing possible repairs, credits, or other solutions with the seller

And remember—a home inspection isn’t about finding a perfect house. Sometimes your inspector may recommend a specialist take a closer look at something.

The goal is simple:
Know what you’re buying so you can make an informed decision. 🏡
