Does the property have a well? Surface water? Water rights?

Is there legal access to the land, or are you crossing someone else’s property?
You want deeded access, not handshake agreements.

A lot of ranch properties have agricultural exemptions—but not all of them transfer automatically.
That can mean a big tax surprise if you’re not careful.
