I don’t usually post things like this, but wanted to give a shout out to and his team. I took part in his coaching program last year and the blueprint he provided has helped me get my business vision back in line with my vision for my life.

This HUD is from the first transaction that I completed, full cycle. Roughly 4 months elapsed from start to finish, and our costs all in were around $85k.

Got a wire at closing for $352k, so a 314% return on cash. They ain’t all gonna hit like this, but it doesn’t change the fact that it has changed my expectations of what I am capable of in 2026 and beyond.

Go get after it people…

and I checked out the SpaceX launch of Starship on Monday and all I can say is WOW. Say what you will about Elon Musk, but the number of technologies that he has advanced SIGNIFICANTLY in his lifetime is absolutely nuts.
Discussing this with my dad and brother is as fun and we all landed on a key pillar of his success…take HUGE action, fail quickly, learn from the failure and apply those learnings to the next rapid iteration.
I think we have grown far too risk averse as a society. Taking Huge, calculated risks is what tends to separate the great ones from the pack. Do hard things. Build something unimaginable. Be willing to fail a few times on the way.
I damn near went bankrupt over a project a few years back but it panned out. That project made more last year than I used to make in my W-2.
Would I do it again? Kind of….I’d do it smarter, better…wiser…and the next will be even better than the last!

Stop being scared and go do big things!

Can’t wait to show off the final product, but .house.rentals is making some big upgrades to one of their properties! This property has cash flowed about $40-50k/yr since we bought it in 2021, but we have seen our rates taking quite a hit and we are struggling to deliver on the inly thing that REALLY matters…

We did pretty well on revenue last year, and alot of folks would be doing nothing if they saw our numbers, but I know we are falling behind! In the end, I know that there are far more competitive homes on the market now that are doing an equal or better job.
That, combined with 3 years of 🏚️ wear and tear on the property has caught up with us!

💸Instead of selling the house and telling everybody that airbnb is ☠️ , I’ve looked at ways to enhance the guest experience at the property! Recent reviews have highlighted that the backyard no longer gives off the paradise vibes that it once did, so we are changing that!

This investment should help us gain back market share! I’ll share final numbers when we are done, but I expect to break even on this reinvestment, just from cash flow, in 18 months or so! This ignores the fact that it potentially makes the home more valuable for resale!

Sometimes real estate is a pretty gritty and dirty business. and I walk alot of fixer uppers that are full of trash and all kinds of unmentionables!

But, this is also the morning view from a property we purchased in June. We are under contract and hope a new owner can make this part of their wake up routine in a few short weeks 🤞!

PSA to all of my friends in the STR space:

GUESTS. COME. FIRST.

I forget this sometimes with all of the craziness that goes on with contractors, vendors, guests, pricing, marketing, biz strategy, quality management, etc...and all of this can make petty problems that the guests bring up seem well...petty!

BUT, they aren't petty to that guest, and extreme hospitality towards the guests goes a long way, even if we are busy, cranky, stressed, or whatever! 😉

Business is hard, and quite often the customer is wrong, but take a big breath and smile before you write the next message...

Unpopular opinion in the REI world…but Slack sucks! It’s moderately better and more organized than having a giant group chat going, but that’s about it!

I genuinely hate it….I’ll take Teams over Slack any day of the week, especially with the rest of the Office 365 suite. Show me a Slack that isn’t MOSTLY a dumpster fire and I’ll still talk trash 😂
