A major SBA rule change could open the door to significantly larger project financing.

Effective July 4, 2026, eligible borrowers can use an SBA 7(a) loan and a 504 loan within the same project, with each program carrying its own separate financing limit.

That means businesses may be able to combine:

• Up to $5 million through the SBA 7(a) program
• Up to $5 million through the SBA 504 program
• Additional financing from the 504 third-party lender

Depending on the structure, total project financing could reach approximately $22 million.

This change may be especially valuable for commercial real estate buyers, manufacturers, healthcare operators, logistics companies, business acquirers, and established businesses planning major expansions.
