Sometimes the hardest property to sell is the one nobody really wants to talk about.

I’m talking about the house that belonged to Mom or Dad.

The house that still has furniture inside.

The house where one sibling thinks they should keep it, another wants to sell, and someone else lives out of town and just wants the whole thing handled.

There can be a lot more involved than simply putting a house on the market.

There may be probate.

Multiple heirs.

Repairs.

Personal belongings.

Taxes and insurance.

And a lot of emotions.

I think families are better served when they slow down and separate the emotional decisions from the real estate decisions.

What is the property actually worth?

What would it take to repair it?

What would keeping it look like?

What would selling it look like?

Sometimes the best answer is obvious once everyone has the same information.

Until then, it’s easy for everyone to be working from a different version of the story.

The Family Room Was Perfect… Until They Had Their Third Child.

The house wasn’t bad.

The neighborhood was great.

They loved the kitchen.

But suddenly there were backpacks everywhere.

Someone was always sleeping in the wrong bedroom.

The family room felt smaller every year.

That’s when buying another home becomes less about wanting something “nicer” and more about needing a home that works for the life you’ve built.

Sometimes the next house isn’t about luxury.

It’s simply about finally having enough room to breathe.

One of the biggest misconceptions I hear from homeowners is, “I have to fix everything before I can sell.”

Sometimes that’s true… but not always.

Every home, every market, and every seller’s situation is different. In some cases, making repairs helps. In others, it may make more sense to price the home accordingly, offer a credit, or simply sell it as-is.

The biggest mistake is assuming there’s only one path forward.

When I walk investment properties, I’m not trying to tell anyone what to buy. I’m simply thinking through the questions I’d want answered before making a decision.

Things don’t always go according to plan—and that’s okay.

One thing I’ve learned in real estate is that very few transactions go exactly the way everyone expected. A lender changes, a timeline shifts, or something unexpected comes up.

The key isn’t having the perfect plan. It’s knowing there are usually other options and finding the right path forward.

Sometimes Plan B ends up being the better plan.

Most people think the hardest part of selling a home is deciding on the price.

Honestly, that’s usually not the hardest part.

More often than not, it’s getting everyone on the same page. One person is ready to move, the other isn’t. Small repairs get put off, projects pile up, and before you know it, the home needs more work than it did months earlier.

I’ve learned that the earlier those conversations happen, the more options you usually have.

Sometimes moving isn’t about upgrading. It’s about simplifying.

There comes a point when some homeowners begin asking different questions.

Do we really need this much space?

How much time are we spending maintaining the house?

Would life be easier closer to family?

Those aren’t real estate questions.

They’re life questions.

What I’ve learned from helping homeowners is that understanding your home’s value before making a decision creates options. Whether you decide to stay or move, having accurate information helps you move forward with confidence.

Sometimes the best move isn’t the biggest one.

It’s simply the one that fits your next chapter.

Life does.

A home that once felt perfect can begin to feel different over time.

Maybe work changed.

Maybe the commute became longer.

Maybe the kids moved out.

Or maybe weekends started looking different than they used to.

One of the first conversations I have with homeowners isn’t about selling.
