Wow, I got 10 Inspections Monday and All Confirmed Except One, Looks like its going to be a busy week !! I am working 2 shifts-8 to 6 or so driving and doing 2 Inspections and a re-inspections or 2 ,Then from 2 a.m. to 7 a.m. writing reports --Not complaining, Just got to stay focused !!

My New Doctor tells me I do Not get enough exercise, Last Month usually slow Febuary ( 10-14 ) Inspections I did 24 ! Today I did a 5700 Square Foot Home with 4 A/C Systems , 3 Hot water heaters, a Pool with a water fall, heater, whirlpool etc. and a 16 Station lawn Sprinkler system-- I wish she could have been thier !!!

This Sounds Petty or Silly but my Biggest Problem with Home Inspections is getting The "CBS" and or Combo Codes for Access to the KEY to Gain Entry into the Home...If you are a Realtor Please Be Responsable and Simply put this Information into your Phone ( Like a Contact ) It will Not Only Help Me but it will Save YOU Time and Effort as well---Very Simple ---PASS THE WORD !

I am spending time this morning Updating my Inspection report writing software so that it can be viewed correctly from Any Smart phone ? Good thing I have a tech that knows what he is doing ! ( I am not even sure I know what I just said )

I am confused ! I had a previous client call and had a roof leak, she wanted to know if the 90 day warranty I Purchased for her was still in effect, I said no its been 7-months. She said is there any other guarantee because the roofers she had come out said the slope at the rear was not adequate for shingles, ( which is Incorrect although it was close ) ---Here is my confussion, At the time of the Inspection I wrote in the report in "green and RED" writing that I Recommend the roof be further evaluated by an EXPERT ???

Do you have a Smoke Detector in Every Bedroom and All Hallways, You can purchase them for about $10.00. If you have Any Gas appliances such as a gas Heater / Furnace You will need at least one Carbon Monoxide Detector, These are about $25-$30.00--Not Much for piece-of-mind / Safety !!

I Inspected a ( High-End ) Brand New Home last week and it seems the Electrician had not read the Code book since 2002 since the "Arc-Faults" Required were only in the Old Code Areas ??? Easy Fix but I am glad I found it for Safety and the Buyers would have to pay for that when / if they sold it in the Future !
